These structures will be renovated to be used as rentals and will include the following: Structural repairs of some structural elements including connections of floor to walls, and floor/piles/piers elements of the structures; cleaning and repair or replacement of roof surfaces, ridge caps and soffits; the replacement or repair and painting of windows, shutters, exterior screen doors and exterior doors as identified; the cleaning, painting and repair or replacement of siding; and the cleaning, painting/sealing and repair or replacement of porch decking material; the installation of a new two hundred foot water line (from Les and Sally's Complex) and new composting toilet at the Coca Cola House; the installation of a new well (one hundred twenty feet deep within twenty-five feet of the structure and a new composting toilet at Fishing Cottage #2; repairing of interior walls as required to rentable condition of restrooms and kitchens including fixtures and cabinets; the replacement and painting/sealing of interior wood flooring as required; and the replacement and painting/sealing of interior wall paneling as required to match existing. CALO 254047 Repair Structures at the Les and Sally's Complex: This project will include providing repairs to six (6) structures at Les and Sally's Complex to include the following: VRP Shed; Summer Kitchen; Sleeping Quarters #1; Sleeping Quarters #2; Generator Shed; and Storage Shed. Included in this work will be the following: replacement of existing asphalt shingle roofs with new PVDF coated aluminum standing seam metal roofs rated for close proximity to the ocean. Window and Door Replacement: Proposed replacement doors and windows must match the appearance, size, design, proportions, and profiles of the existing doors and windows. To preserve the damaged historic elements for use as a model for replacement elements and as a record of original materials, damaged historic doors and windows should be labeled and stored as artifacts in attics or unused rooms in the buildings in which they belong. Siding and Flooring Replacement: Replacement siding and flooring elements must match the existing in material, dimension, profile, and exposure. Cleaning of Exterior Wood Siding and Shingles: Cleaning of wooden siding surfaces should be undertaken using the gentlest means possible. If power washing is used, it must be done using a pressure setting at the washer tip of 100 PSI or lower using a fan tip nozzle. Power washing equipment should be equipped with a PSI regulator to ensure proper water pressure. The nozzle should be held back from the surface of the wooden element so the pressure will not erode the softer portions of the wood. For siding, washing should be done working from the top to bottom of the walls. As power washing forces water into the wood itself, adequate drying time should be allowed to ensure proper adhesion of the paint. New Standing Seam Metal Roofs (Coca-Cola House and Fishing Cottage #2): Pan width and pan type (flat) will match range found in historic standing-seam metal roofs.ofs.
