The City of Martinsville, Virginia, is seeking proposals for the redevelopment of the building located at 315 West Commonwealth Blvd, Martinsville Virginia, formerly used as the facility for the Martinsville branch of the Virginia National Guard Armory. The building was constructed in the mid 1960s and includes office spaces, classroom space, a commercial kitchen, a high-bay area currently configured as basketball court, storage space inside and outside of the building, a functional emergency backup generator, and paved parking at the front and east side of the building. The building is not currently in the City's historic district. The City is open to all possibilities for redevelopment of this building with particular interest in a commercial/business use that would be compatible with other commercial development along the corridor desiring high traffic volume and high visibility/exposure. The City is willing to pursue available grant opportunities (DHCD IRF, for example) to complement project financials. The building sits on an approximate 4.5 acre tract, with the building situated on the west side with paved parking on the east side. The western half of the original property was previously used by the Armory as its motor pool lot and the City has just recently approved an 80 room 4-story hotel project for that site. The City is open to and encourages innovative proposals, including those contemplating partnerships under the Virginia Public-Private Education and Infrastructure Act of 2002 (PPEA).
