Site work, paving and renovation of a mixed-use development in Eastover, South Carolina. Completed plans call for the renovation of a 67-unit residential development; for site work for a residential development; for paving for a residential development; sidewalk / parking lot; sidewalk / parking lot; sidewalk / parking lot; and office development.
This property consists of 67 residential units located in the town of Eastover. This project will consist of moderate renovations. Renovations include kitchens, bathrooms, flooring and painting. The work is expected to be done on a 6 to 8-unit phased basis over an 18-month period. Vacancies will be made available for an initial phase and tenants will move one-time to a newly renovated unit. An architect has provided 85% progress drawings and specifications. Minor site renovation consisting of pavement markings, selective site demolition, minor sidewalk repairs, steel railing, minor landscaping, and asphalt resealing. A Sutera, in-ground waste management plan has been included for coordination purposes only. The actual Sutera Structures shall be provided and installed by others. There is a plan to provide an approximate 1,200 square foot, single story, Leasing Office as well. The plan includes a slab on grade, wood stick framed structure with fiber cement board and batten and masonry wainscot facade, sectional overhead door, windows, gutters and downspouts with splash blocks and asphalt shingles. Interior space to receive new, flooring, painting, interior trim, doors, windows, millwork, plumbing, electrical, HVAC. There will approximately four (4) standard parking stalls and two (2) ADA parking stalls with a van accessible stall. Miscellaneous sidewalks, curb and guttering, landscaping shall be required to incorporate into existing site plan off of Lewis Scott Court and Vanboklen Street. Participation of smaller minority, women, disadvantaged, veteran, and Section 3 Businesses is encouraged. Please state any enterprises your company complies with.
