Estimated Construction Cost: $1,463,271 (Fixed Limit of Construction Costs, FLCC) (Ph 1) Total Project Budget: $1,847,537 (combined hard and soft costs) (Ph 1) The University of Colorado Anschutz Medical Campus seeks a highly qualified Architecture/Engineering team to provide engineering design, construction documentation and contract administration services to replace the terminal box air valve system that serves the vivarium in Research 1 North (R1N). Phase 1 of this project is currently funded through the state-controlled maintenance program (FY 2023-2024). Controlledmaintenance funding for Phase 2 of the project is expected to be received in FY 20242025. It's anticipated that the selected A/E team for Phase 1 will continue on with Phase 2. Although the majority of this project involves M/E/P engineering design, it is desired that the team also include architectural services to fully coordinate the construction documents and specifications, as well as lead construction administration. CU Anschutz medical research relies on modern vivarium facilities to ensure compliance with NIH grants policy and regulations. Laboratory animal facilities present complex building maintenance and repair challenges. Vivarium HVAC systems are critical to program operation and AAALAC accreditation. Protocol violations affecting HVAC operation can result in suspensions, fines, funding problems, program disruption, and facility loss of use. Inadequate HVAC systems risk loss of accreditation and faculty recruitment concerns. The R1N vivarium ventilation system currently has operational problems requiring replacement of the terminal box air valve system. The air valves precisely control temperature and ventilation and resides in the interstitial space above the vivarium. There are 145 supply air valves with reheat coils, 114 general exhaust air valves, 39 cage rack exhaust valves, 16 Biosafety Cabinet exhaust valves and 5 other miscellaneous exhaust valves. The existing air valves are pressure independent venturi style with internal plunger and spring. These air valves do not have airflow measurement, therefore separate crossring airflow stations were provided to report airflow to the building automaton system (BAS). The potential to disrupt operations or vivarium program delivery associated with this building system is intermittent. The two-phase solution includes new equipment to replace the ventilation system serving the vivarium space. Each of the two phases of this project will complete approximately half of the total required scope of work. Design and construction will need to be planned and coordinated between each phase to maintain continuous and uninterrupted vivarium operation throughout. The interstitial space above the vivarium is comprised of catwalks to service the ventilation system components and other equipment. Most of the air valves are located adjacent to the catwalk. Therefore, most air valves are readily accessible for replacement. However, there are approximately 35 air valves that are too far away from the edge of the catwalk and will require scaffolding or other platforms to be installed to access air valves for replacement. Depending on how the contractor arranges scaffolding, there will likely need to be 20-30 areas of scaffolding or platforms constructed in order to replace these hard-toreach air valves. The reheat coils do not have true isolation valves since "valve packs" were used where balancing valves are also intended for isolation. Therefore, drain-down of the heating water system and additional "quadrant" isolation valves are recommended to be installed for future isolation without having to affect other areas of the vivarium. Control valves for the coils, while still operational are beyond their useful life. Reheat coils will be replaced in the same location to minimize the cost of accessories. The intent of this conference is to tour the site and to have University of Colorado Anschutz Medical Campus staff available to discuss the project. Firms preparing submittals must attend and sign-in in order to have their submittals accepted.
