Renovation of a residential development in Braddock, Pennsylvania. Completed plans call for the renovation of a residential development.
Mon Valley Initiative is seeking a qualified contractor to perform repairs on a 3-unit apartment building located at 235 Hawkins Avenue in the Borough of North Braddock. The scope of this project includes a complete roof replacement and repairs to soffit and fascia. Bidders are also encouraged to submit pricing information for add./alt repairs to the exterior fire escape. Roofing: Main roof: remove existing roofing materials down to sheathing. Remove any damaged sheathing and framing members. Install new Owen's Corning 30-year architectural fiberglass shingles according to manufacturer's specifications. Skip over short built-in gutters on front main roof and install gutters that terminate on porch roof. Front porch roof: install a rubber membrane roof over existing metal roof, this will include the wrap around built in gutters. Note! # 1. All downspouts shall go to daylight terminated at least 5' from house i.e. splash blocks and not the sewer system. MVI will not allow downspouts to flow onto sidewalks for safety reasons. Soffit and Fascia: Install new vinyl bead board soffit & smooth aluminum fascia on main house roof Front only, color will be selected by MVI Install bead board vinyl soffit on front porch roof overhang and wrap fascia with aluminum, use additional bends to assimilate crown since contractor will be removing damaged wood crown. Repair any water damaged wood, porch soffit, fascia, rafter tails, etc.,. before final permanent covering. Add./Alt/ Repair wooden fire escape: Add new tread supports along all stringers. Add new additional middle stringer to the second and 4th sets of steps. Replace 4 deck boards on second landing, 6 boards on the 3rd and 4th landings. Secure all treads with screws and remove ant protruding existing nails also, secure all railing pickets. Replace hand rails on the 4th floor steps and top landing. Sand blast entire escape after repairs and spray and apply a colored stain.
