This house at 1110 Wingate Drive had a fire in the 1980's for which repairs and renovations were not completed. The rafters, roof deck, and ceiling joists above the living room are charred and need to be replaced. The attic has very limited access due to the low roof slope and ductwork. Access holes have been cut into the ceiling in several locations. This can be reviewed and assessed during the pre-bid meeting. The homeowner will move out while the work is being done. 2.1 Repairs to Roof Structure Repairs to the roof structure will include the removal of the rafters, ceiling joists, and ridge board above the living room which are charred and need to be replaced. Roof leaks are also present in the kitchen and bathroom and will require drywall ceiling repair and may require roof deck replacement. The contractor will be responsible for protecting the interior from weather-related damage when replacing the roof structure and shingles. The contractor shall use tarps and other means and methods to protect the interior of the home. 2.2 Electrical Some of the electrical wiring was damaged in the fire and may need to be replaced. The replacement of fire-damaged wiring will be replaced using an allowance. Electrical work associated with the roof structure and ceiling replacement will be covered in the base bid. 2.3 Roof Shingles All the existing roof shingles must be removed and replaced after the roof structure is repaired. 2.4 Ceiling and Insulation. Install new batt insulation and 1/2 " gypsum board ceiling in the living room. Install batt insulation and patch the damaged ceiling in the bathroom and kitchen/dining room. Tape, mud, and finish all joints. 2.5 Flooring The existing flooring in the living room, hallway, kitchen, dining room, and bathroom is to be removed and replaced with new vinyl sheet flooring. 2.6 Paint The walls, ceilings, and trim in the kitchen, hallway, dining room, and bathroom must be repainted. 2.7 Gutters and Soffit Install new gutters and perforated vinyl soffit panels along the front and rear of the house and the sides of the addition at the rear of the house. 2.8 Front Door Replace the front door, frame, and hardware with new insulated metal door/frame and hardware (lockset and deadbolt).
