Questions regarding RFPQ #319 Measure C-22 Phase 1 Modernization Contract at Hawthorne Elementary School may be directed in writing only to the Facilities Analyst, Kelly Lee, at klee@slcusd.org, and must be submitted no later than September 20, 2023, at 10:00 A.M. he District preliminarily estimates that the Total Sublease Amount for the Contract will be Nine Million, One Thousand, Two Hundred Sixty-Eight Dollars ($9,001,268.00). This estimate is based solely on the Architect's most recent estimate of the total Contract costs and is subject to change. The Scope of Work is the construction of the following: 1. Modernization of exterior building envelopes of Main Classroom building of approximately 21,800 sq. ft., constructed in 1962, to include: remove and replace windows: repair or replace wood siding; repair stucco and fascias; painting of exterior walls, doors, soffits, etc. and replace HVAC with new units and to add cooling. 2. Modernization of exterior building envelopes of two-story Classroom/Office building of approximately 11,400 sq. ft., constructed in 1998, and Multipurpose building of approximately 12,000 sq. ft., constructed in 1998, to include: remove and replace windows; repair or replace wood siding; repair stucco and fascias; painting of exterior walls, doors, soffits, etc. and replace HVAC with new units and to add cooling. 3. Re-roofing of all building with composition shingles at sloped roofs and PVC at flat-type roofs with walk pads. 4. Upgrade Main Classroom building student restrooms with new finishes, new plumbing fixtures and accessories and ADA upgrades. 5. Upgrades of interior finishes and restrooms for conversion of existing rooms to kindergarten classrooms in lower level of two-story building. 6. Revisions to fencing and concrete walks/ramp to create a secured entry. 7. Coordination of installation of two new 960 sq. ft. Childcare portables with student restroom with PC approved aluminum ramp and steps, set on concrete pad with wood sleepers. 8. Installation of fire alarm system in new portables and tie-in to existing campus system. 9. New shade structures for TK playground. 10. Replace and upgrade fire alarm system, campus wide. Sitework related to all temporary and new portable buildings, including require utility infra-structure. 11. Site ADA upgrades as required by DSA and project scope. The Contractor whose proposal is determined to offer the best value to the District pursuant to this RFPQ must execute the Lease-Leaseback Agreement, the Site Lease, and the Sublease prior to the Board's award of the Contract to Contractor
