The Project includes but is not limited to the foundation work, the structural steel work, the masonry work, all utilities and tie-ins to complete the construction of the North Grandstand. The construction of this Project is complex and requires inaction with the Owner to maintain the overall production/construction schedule as indicated in the Contract Documents. The portions of this project include the bleachers/stadium, the Art Hall, the Concessions area, office/ticketing area and the restroom facilities. All portions must be fully finished per the design documents as shown by the contract documents included herein. All Bids MUST be accompanied by a BID BOND at the time submitted for the Bid to be accepted. At time, the Bids received will be officially opened and read. The Project is generally described as the General Construction Package, includes but is not limited to, foundation work, consisting of cast-in place reinforced concrete, the supply and placement of structural steel, CMU Walls/Structures, Stadium Details; Handrails/Guardrails, providing a installing the stadium seating, pedestrian ramp ways on both the east and west of the stadium labeling and signage, the complete construction of the Art Room Area and restroom and ticketing facilities constructed below the stadium. All items are shown and detailed in the construction documents herein. The Bid is based on a Design Packag that is only 60% detailed design, thus unit pricing will be required to fully evaluate the general contractors and pricing. The IFC documents will be supplied after the initiatio the project. The final price will be based on a collaborative evaluation/negotiation after the IFC documentation is complete and the unit pricing submitted. Schedule and Bu are the critical factors in the project. The GC will be involved in a ValveEngineering (VE) Session to include the GC s knowledge and experience into the final design, thus in effort to control schedule and costs. Advanced Work Packages will be defined in this VE session. The planning will be established to fully complete the facility and an optiona plan B, to fully complete the bleachers only at an earlier date, with the remaining portions to follow. Alternates: None Owner anticipates that the general construction of the project s total bid price will be approximately $6,000,000.
