The scope of work includes preliminary design services, preparation of construction bid documents and construction support services. 2.2 The architect will be the lead consultant and will contract all sub-consultant services as necessary for structural, civil mechanical, electrical, plumbing and geotechnical engineering services. 2.3 A field survey will also be required to provide topographic information for the civil design. The City of Branson is requesting architectural design proposals for preliminary and final design and bid document preparation for the proposed Pacific Tower Office Renovation project. The water tower is located at 616 West Pacific Street, in Branson. The water tower is a five-story structure which houses offices of the City of Branson Utilities Department. 1.2 The existing stairs are of a composite steel and concrete design and are corroded due to moisture and the past application of deicing salts. The corrosion varies from minimal to severe. There is also extensive concrete spalling. A photo is attached for reference (attachment "A"). The City desires the design of repairs for partial / full replacement in order to have a serviceable stair system meeting current IBC and OSHA requirements. Portions of the stair system may require complete replacement and other sections may simply need repairs. The City is looking for a cost-effective, long-term solution. Creative, practical solutions are encouraged. 1.3 The stair landings provide support for the building HVAC equipment. The existing exterior ductwork is heavily corroded and will be replaced as part of the project. The HVAC units themselves need evaluation to determine replacement as the units are nearing 20 years old. 1.4 Office renovation. It is desired to add additional security to the existing lobby spaces for the protection of staff. The intent is to add an electronic locking door at the end of each front desk counter along with security glass at each front desk. The exterior doors to each floor will need to be replaced and updated with electronic door lock access.
