Project and Scope Description This project is an occupancy change of floors 1 through 6 of Pueblo Community College's The Learning Center Site located at 1000 Minnequa Ave, formerly known as St. Mary Corwin East Tower in Pueblo, Colorado. Occupancy of the basement is unchanged. Floors 1 through 6 were previously classified as an I-2 Hospital Occupancy. New Occupancy classifications are equal or lesser than the previous I-2 rating. This project impacts the vertical openings of the building which consist of elevator shafts and doors, dumbwaiters, laundry chutes, and trash chutes. The goal of the project is to identify and rectify all deficiencies in the fire rating integrity of the enclosures surrounding the vertical openings of the building and to protect the existing elevator doors as indicated on the below referenced final construction documents dated 4/19/2023 prepared by RTA Architects. Minimum Requirements Notice is hereby given to all interested parties that all firms will be required to meet all minimum requirements to be considered for this project. To be considered as qualified, interested firms shall have, as a minimum: 1. Provided General Contracting services within the last three (3) years for at least two (2) projects each in excess of $2,000,000 (hard costs), utilizing the expertise present in their Colorado Office; 2. Must demonstrate prior experience, knowledge and history of completion of past projects involving the building formerly known as St. Mary Corwin East Tower located at 1008 Minnequa Ave, Pueblo CO 81004. Experience should include completion of projects of a similar type and scope 3. Demonstrated bonding capability up to $2,000,000 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capacity.
