The Osceola County Board of County Commissioners (hereafter COUNTY) is performing renovation and modification of County owned buildings located at 402 Simpson Road, Kissimmee, FL 34744. The COUNTY seeks a Construction Manager at Risk (hereafter CMAR) to provide Construction Management services to perform turnkey construction and renovation of the buildings. The construction for the Correctional Facility project described herein will require all construction and construction management services necessary to construct the project as designed and permitted. The County intends to add program space for D-pod and F-pod, renovate existing program space for minimum security inmate housing, and maintenance repairs to the roof and exterior of the existing Service Centre/Warehouse. Florida Statutes (as amended), the wage rates and other factual unit costs supporting the compensation under this Agreement are accurate, complete and current as of the time of entering into this Agreement. The Parties agree that the County may adjust the original Agreement price and any additions thereto to exclude any significant sums by which the County determines the Agreement price was increased due to inaccurate, incomplete, or noncurrent wage rates and other factual unit costs. All such price adjustments must be made within 1 year following the end of the Agreement. Osceola County reserves the right to reject any proposal found to be non-responsive, vague, non-conforming, or irresponsible. Osceola County may withdraw all or part of this proposal at any time to protect its best interest. The desire of Osceola County to pursue proposals shall in no way obligate the County to compensate you for your efforts or to execute a contract with you. All proposers are asked to be thorough yet concise in their response. Failure to provide the response in the manner prescribed herein may be grounds for disqualification. he Osceola County Procurement Services Office reserves the right to request any additional information needed for clarification from any proposer for evaluation purposes. In accordance with the provisions of Section 255.05, Florida Statutes, the Construction Manager shall provide to the Owner, a 100% Performance Bond and a 100% Labour and Material Payment Bond each in an amount not less than the total construction cost as defined in Articles 8 and 9. The selected firm(s) shall be required to provide Payment and Performance Bonds, each in a value equal to 100% of the GMP.
