Base Bid: The Contractor shall furnish all labor, Non Garland materials, equipment, other facilities, supervision and means of construction for the Roof Replacement and Restoration at Penn Valley HSI Building as indicated at the various Metropolitan Community College locations as presented in the work items within this project manual. Question Deadline 09/22/2023 at 10:00 AM CT All questions regarding this Bid must be directed to Web site, Questions will be addressed through Web site Product: Garland Flood and Gravel Restoration Roof Sections: A, C, D, E, F, G Scope: o Remove abandoned Cooling tower indicated on section D of drawing. o Disconnect of power provided by others. o Remove Walkway indicated on section D of drawing and replace with pavers. o Removal of solar panels provided by others. o Clean and remove loose debris from the field of roof. o Remove wet insulation and replace with like materials (See thermal scan). o Repair blisters, cracks, splits, or surface irregularities in Field of Roof. o Replace all flashings per manufacturer specification and 3 course seams with Silver Flash. o Use GreenLock Flashing Adhesive on all Flashings. o Rework/sump drains and projections per Garland specifications. o Garland Representative to inspect field of roof prior to flood coat application. o Ensure roofs are dry prior to priming. o Prime Roof with Garla-Prime at .1.0 Gallons per square. o Allow a minimum of 1 hour cure time before flood coat. o Apply WeatherScreen flood coat per Garland specification. o Cover with gravel at 400 lbs/square. o Wrap the top of parapet walls in R-Mer Seal Underlayment. o Fabricate/install new 24 GA, coping cap over parapet walls. o Walk Job site and perform touch ups. o Clean up and remove all excess wrappings and containers on a daily basis. o Issue Warranty Product: Garland Flood and Gravel Replacement Roof Section: B Scope: o Solar Panels to be removed by others prior to roofing. o Remove membrane and insulation down to decking. o Remove abandoned curbs and metal supports indicated on drawing. o Adhere new 2 inch ISO base layer with Foam adhesive o Layer in 2 inch ISO with Foam Adhesive, stagger joints. o Adhere 1/2 Inch Securock cover board with Foam Adhesive. o Adhere StressBase 120 base sheet in WeatherKing Cold Adhesive. o Adhere Stress Ply Cap sheet in WeatherKing Cold Adhesive. o Install new flashings using StressBase 80 and StressPly FR Mineral cap sheet per Garland specification. o Use GreenLock Flashing adhesive on all flashings. o 3 course flashing seams with Silver Flash. o Rework/sump drains and projections per Garland specifications. o Contact Garland Representative for inspection prior to flood coat Application. o Flood roof in WeatherScreen and cover with gravel at 400 LBs/square. o Wrap top of parapet wall with R-Mer Seal underlayment. o Fabricate/install new 24 GA, coping cap over parapet walls. o Walk Job site and perform touch ups. o Issue warranty.
