Renovation of a laboratory facility in Tyler, Texas. Completed plans call for the renovation of a 4,584-square-foot laboratory facility.

Scope of Work : Biomedical Research 'B' Wing Renovations - Phase 1 will consist of the remodel to approximately 6,500 SF of existing lab space in the 'B' wing of University's Biomedical Research facility. The project will include lab space, culture rooms, walk-in cooler, office space and other support areas. These renovations will bring the lab into substantial compliance with current mechanical, electrical, and plumbing codes, TAS/ADA standards and other governing agency requirements. The project will include: 1) Demolition of casework, windows, doors, walls, and MEP systems. 2) Installation of new laboratory casework, MEPs and overhead carriers for a complete system. 3) Construction materials will be similar to the materials found in 'C' wing of the Biomedical Research facility. 3) Mechanical upgrades to control temperature, humidity, air changes, negative and positive pressures. 4) Installation of new lab casework and equipment. 5) Temperature controls for a complete and functioning system. Controls shall be by Johnson Controls. 6) Dust control during construction, to include maintaining negative air pressure during construction, utilizing sticky mats, and maintaining construction barriers. LIQUIDATED DAMAGES: For each consecutive calendar day after the expiration of the substantial completion period set forth in Article 4 that any incomplete Work prevents or impairs the Owner's ability to operate and use the Project for its intended purposes, including the correction of deficiencies found during the final testing andinspection, the amount of Two Hundred Fifty dollars ($250.00) will be deducted from the money due or that becomes due the Contractor, not as a penalty but as liquidated damages representing the parties' estimate at the time of executing this Agreement of the damages that the Owner will sustain for late completion.
