Renovation of an educational facility in Arlington, Massachusetts. Completed plans call for the renovation of a 25,000-square-foot educational facility.

Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. Roof Replacement at Bishop Elementary School. Replacement of existing flat roof with new adhered EPDM roof membrane system. Replacement of steep-sloped asphalt shingle roof with architectural shingle roof. The estimated cost of construction for the project is: $1,200,000. Substantial Completion by August 31, 2025, and to Final Completion by September 26, 2025. Question Deadline 01/31/2025 Any questions by prospective Bidders concerning interpretation of the Contract Documents must be submitted in writing to the Designer at JackRushe@Socotec.us and should be in the Designer's possession at least four days, Saturdays, Sundays, and legal holidays excluded. A. The work contemplated by the Contract Documents includes the Work of all trades required and all labor, equipment, materials and supervision necessary and incidental to the Work indicated. The work of this contract includes selective demolition and renovations of existing construction. The following descriptions of the Work represent a brief summary of the Project. For additional and more complete information refer to the Project Manual and Drawings. The Drawings indicate and show limits of construction for this Project. The Drawings and Project Manual are complementary to each other, and both shall be followed to complete the Work. B. The project scope consists of roofing replacement and repairs. The intent is to provide a sound roofing system that is leak free and weathertight. At project completion, Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance, and a roofing system manufacturer's twenty-five (25) year system warranty that is PV ready per code. General Bidders are to be DCAMM certified in Roofing (Prime). The Roofing Contractor shall be the General Contractor. The general scope of the construction work is as follows: Re-roofing of the existing flat roofing systems utilizing a "tear-off" application. A new adhered EPDM roof membrane system (60-mil minimum thickness) is specified and detailed complete with a manufacturer's 25-year full system warranty. Re-roofing of the existing steep-sloped asphalt shingle roofing systems utilizing a "tear-off" application. A new architectural shingle roof system is specified and detailed complete with a manufacturer's 30-year full system warranty. C. Associated Repair Work Items include (A) Installation of a new expansion joint bridging the connection between the original and addition structures; (B) The removal and rebuild of adjacent exterior masonry where new expansion joint will be installed; (C) Replace roof drain bowls and install drain markers; (D) Install new gutters with downspouts on the Shingle Roofs and Bay Window metal roofs where indicated in the drawings; re-use existing downspouts if salvageable (E) Installation of new through-wall flashing where required to accommodate new roof flashing height; (F) Remove and replace deteriorated wood blocking; (G) Remove and replace deteriorated wood plank decking; (H) Remove and replace deteriorated steel decking; (I) Remove and replace existing roof hatch; (J) Install roof hatch safety rail and ladder up safety post; (K) Wood trim along rakes and fascia eaves will be scraped and painted, replacing deteriorated wood trim as needed; (M) Scrape and paint 100% of cupola wood surfaces, replacing deteriorated wood as required; (N) Repointing of deteriorated mortar joints and chimney's; (O) Full demolition of obsolete brick chimney where called out in drawings. 15.3% for minorities and 6.9% for women
