B General Contractor or C 38 Refrigeration. Project Description Walk-in Freezer-cooler. Bidder Must Abide by and Comply With the Owner Construction Safety Standards, Including Prime Contractor, Subcontractor and/or Safety Prequalification Requirements for Bidder and All Tiers of Its Subcontractors, as Applicable, Before Tendering the Bid to Owner. Estimate $111,000.00 Bidders Should Note That the Owners Prequalification Requirements Include Mechanical, Electrical, and Plumbing Contractors (I.e., Contractors Licensed Pursuant to Sections 7056-7059 of the Business and Professions Code, Specifically Holding a, B, C-4, C-7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C43, or C-46 Licenses Pursuant to Regulations of the Contractors State License Board) That Contract Directly With a Bidder to Perform Any Such Component Work on the Project (mep Subcontractors). Bidders That Intend to Contract With Any Mep Subcontractors to Perform Any Such Component Work on the Project Shall Only Select Mep Subcontractors That Have Been Prequalified by the Owner at Least Five (5) Business Days Before the Date Fixed for the Public Opening of Bids. SCOPE: REPLACE DETERIORATED INTERIOR WALK-IN FREEZER/COOLER COMBO 1. District has provided district owned temporary walk-in freezer and cooler 2. Work hours are 2:00 pm - 10:30 pm, unless alternate hours are approved by the OAR. Cafeteria must remain open without disruption for the entire project. 3. Contractor shall field verify the condition of the existing concrete floor and correct any unacceptable conditions to install New Walk-in boxes and tile. 4. Contractor shall submit manufacturer shop drawing to OAR for approval before production. After acceptance, contractor shall provide the OAR a sketch with measurements of all trim metals. Trim metals include the followings: Exterior wall wainscot and 6" cove base around interior and exterior of unit, trim gaps and closure stainless steel metal shall be installed at transition areas from new freezer / cooler unit to existing walls and ceiling. Interior entry door jamb will be wrapped with 2 piece stainless steel closure (Opening will be Stainless cladded so minimal drywall and plaster will be needed only to cover new framing) 5. District will provide and install the new condenser fusible disconnects. Contractor provides and installs new time delay fuses. 6. Contractor shall confirm delivery dates and times and be present to receive new interior combination walk in box. Items shall be protected within contractor provided and installed temporary fencing and contractor shall provide protection from weather damage. Fenced area, and new box shall be approved by the OAR. 7. Contractor shall furnish and install interior Combination Walk-In-Freezer/Cooler unit 8. District will furnish new evaporator coils with electronic controllers, and new condensers using R448A Refrigeration onto the new 2-tier equipment rack (to be assembled by the contractor). New equipment location shall be in new space as directed by OAR, with refrigerant line sets to be concealed. Food Services shall observe the purge and flush of the existing refrigerates line sets. Braze existing refrigerates line sets to the point of connection on new equipment. 9. Food Service will be contacted to observe charging of refrigeration system. Install separate condensate lines to an approved plumbing receptacle using unistrut with vinyl caps and Hydro-sorb pipe clamps. Exterior condensate lines shall be stainlesssteel. 10. Contractor shall furnish, assemble, and install new modular, adjustable, selfsupporting shelving unit manufactured by Metropolitan Wire Corporation, International Shelving Systems, or equal per specification 11_4100 Cold Food Storage Rooms. Installed shelving shall be adjusted to maximize storage space with Cafeteria Manager. 11. The contractor shall install a stainless-steel wainscot on exterior face of unit exposed to traffic and a one-piece stainless-steel threshold at entry doorway. Threshold shall allow a smooth transition in and out of the unit with threshold provided and added stainless threshold as needed. 12. Contractor shall provide and install a 3/4 " rigid threaded conduit pathway and 2 cat6 and terminate (up to 75 lineal feet) from the freezer and cooler electronic controllers, in the evaporator coils, to a single location outside of the freezer and cooler box, and 1 cat-6 to IDF (up to 150 lineal feet). Contractor shall coordinate stub-out location with District Representative prior to installation. 13. The contractor shall install and provide a 14x12x7 inch, weather proof NEMA 4X enclosure with padlock hasps and blank plastic mounting plate, model: NB 141207- KIT01 manufactured by L-com or equal, with KE2 Local Area Dashboard & Alarm PIN 21253 or LAUSD equal, 5-Port 10/100 Ethernet Switch PIN EISK5-100T by Contemporary Controls or District approved equal mounted inside NEMA box. Contractor will install 120 volt 15 amp duplex receptacle inside enclosure to provide power. Low voltage work includes all installation labor and related support accessories (unistrut channel, unistrut clamps, one-hole straps supporting hardware), and the necessary electrical fittings. 14. Contractor shall provide and install electrical from new disconnects to new condensers and utilizing the existing circuits and reconnect the freezer and cooler box electrical circuits. 15. Any electrical penetrations through any freezer/cooler panels shall use a schedule 80 pvc thermal break and conduit at end of runs shall be sealed with spray foam. Flexible connections will be used only at serviceable equipment point of connection. For walk in units and side by side units, rigid conduit/connections will be used to connect electrical devices and boxes. There is to be no penetration to the separating wall between the freezer and cooler. All conduits will be installed to the exterior of the unit, when feasible. Wall penetrations shall not exceed 1/2 inch larger than OD of conduit and be sealed with high density foam and caulking to match stainless steel. Contractors shall use one half (1/2) inch rigid threaded conduit inside all Walk-InBoxes. Outside conduit of Walk-In-Boxes shall be 3/4 Inch rigid threaded. 16. Contractor shall prepare, clean and level concrete floor in freezer and cooler area and install 6" x 6" quarry flash tile with a regular finish and black epoxy grout only (No Grit) in cooler and freezer. 17. Contractor shall provide and install custom fire rated access door size will be 28" wide x 16" high over existing cooler entrance door. 18. Contractor shall install a metal jacket over the insulated copper refrigeration lines located on the exterior of all buildings and Combination Walk-In-Box unit. 19. Contractor shall program freezer/cooler controls and turn units on, monitor for 40 hours and make all appropriate adjustments to controllers and/or equipment prior to NCIL inspection. 20. Contractor shall clean the interior of the boxes to a proper food service condition prior to calling for Final Inspection. 21. Contractor shall repair, patch and paint any damage caused by demolition or construction. 22. Contractor will transfer contents from temporary walk-in units to the new Walk-In Freezer and Cooler units. 23. Contractor to coordinate and submit Inspection Requests to OAR as follows: 24. IR-01 Framing and Concrete 25. IR-02 Anchor bolt torque test prior to box assembly. 26. IR-03 Freezer/Cooler Box installation. 27. IR-04 Pressure test. 28. IR-05 Vacuum test. 29. IR-06 NCIL Inspection. (Note: for all inspectors, HVAC, Electrical and Sheet Metal) 30. IR-07 Substantial Completion. 31. IR-08 Final Inspection. SCPL sign off, Contractor submits, warranties, commissioning form "Functional Checklist" and submit completed documents to the construction OAR. Submittal action is prior to requesting for Final Inspection. 32. Contractor to provide staff training. Contractor shall remove and legally dispose rubbish, debris, and waste materials generated by this project on a daily basis. The use of District trash cans is prohibited. 33. Installation and materials shall comply with LAUSD Specification 11_4100 Cold Food Storage Rooms and applicable LAUSD Specifications sections in Divisions listed below. A field attendance daily log sheets are due weekly no later than the following Wednesday at noon even if work is not performed. A three (3) week look ahead schedule is, to be updated weekly for the duration of project due weekly no later than the following Wednesday at noon even if work is not being performed. 48. Contractors employees and subcontractors must complete the "Department of Justice" (DOJ) Fingerprint and Criminal Background Check Certification investigation requirements before the Job Contract, to perform work can be signed. 49. Contractors and subcontractors are required to comply with Los Angeles Unified School District COVID-19 Policies.
