Renovation of an educational facility in Reno, Nevada. Completed plans call for the renovation of a 34,037-square-foot educational facility.
Question Cutoff Date: 10/31/2023 08:00 PM (ET) Completion of Work: Subject to change by Owner, Work is scheduled to begin on "May 20, 2024" and shall be fully complete by "August 9, 2024." Estimated Cost Range: $366,500 to $466,500 Liquidated Damages: $500/day *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Special Considerations: All bidders to include an allowance of $40,000 for potential emergency roof repairs to be performed prior to the start of roof replacement work. Roof access for all repair work to be coordinated with UNR and Residential Life. Contractor is responsible to provide a means for exterior roof access during roof replacement, i.e. stair tower, scaffolding, or other means. Access to the roof via the building interior will not be permitted during roof replacement. Required Insurance if Awarded: Commercial General Liability, Business Automobile Liability, Workers' Compensation, Builder's Risk Insurance, Contractor's Pollution Liability and an Equipment Floater policy for the the scaffolding/lifts/other equipment etc. used for exterior roof access will be required. Please refer to the TEMPLATE-Owner-Contractor Construction Agreement on the Attachments tab for limits and additional information. Contractor's License: All Bidders shall be licensed by the State of Nevada to do the type and value of work contemplated in this project. The successful bidder shall possess a valid and applicable Contractor's License issued by the Nevada State Contractors Board under the provisions of Chapter 624 of Nevada Revised Statutes, at the time of submitting its bid. Question Deadline 10/31/2023 at 8:00 PM Work Included 1. The work shall include the furnishings of all labor, supervision, tools, materials, equipment, transportation, and the performance of all operations required to provide construction work as specified herein and shall include the cleanup and removal from site of all debris resulting from the operations performed. It shall also be the Contractor's responsibility to take all necessary safety precautions and to furnish safety measures as required. 2. The Contractor shall make all necessary notices for warranty purposes to the primary roofing manufacturer, to secure timely inspections, and issuance of the warranty. No changes involving additional cost may be started without prior approval of the Project Manager. 4. Any damage including but not limited to the building, contents, landscaping, asphalt, concrete, etc. damaged by the Contractor will be repaired at the Contractor's expense to the satisfaction of the Owner. 5. No changes involving additional cost to the Owner shall be started without prior approval of the Owner. 6. If any existing expansion joint has a fire barrier system, that system shall be protected and to remain in place if possible or a new fire barrier system installed. 7. All work shall conform to the requirements of current building code and as described herein. As required by the State of Nevada, local building code and the State Contractor's Board, provide for Nevada registered design professionals and / or properly licensed contractors to perform required Work. 8. General requirements and specific recommendations of the material manufacturers are included as part of these specifications. The manufacturers' specifications are the minimum standards required for the completed systems. Specific items listed herein (contract documents) may improve the standards required by the manufacturer and will take precedence where their compliance will not affect the manufacturers' warranty provisions. 9. Contractor shall provide own utilities including but not limited to water, electricity, Port-OJohn, waste removal, etc. 10. Owner shall allow to access the roof via an internal roof access hatch. Contractor shall coordinate entry into the building as required to complete the work with the Owner's
