Site work and new construction of a multi-residential development in Lethbridge, Alberta. Completed plans call for the construction of a 26,054-square-foot, three-story above grade multi-residential development; and for site work for a multi-residential development.
The project scope includes a 2420 m2 (26,054 SF) three storey building with partial basement. The facility contains 30 bachelor unit suites with main floor support and communal facilities (a double height cultural space, dining, administration, shell space for a future primary care provider) and a third-floor secure exterior roof garden. Site improvements comprise staff parking, delivery access, secure rear outdoor space, fencing, landscaping and sidewalks.The current project schedule has construction activities starting in the spring of 2024 and completing as soon as possible. The new facility is to be occupied and ready to accept clients as soon as possible. The design will be based on wood frame construction that can be either factory built or site built depending on availability and market conditions at the time of tendering. The foundation system will be concrete strip footings with poured in place concrete foundation walls. These project deliverables and approaches will be reviewed and confirmed with the successful CM once they are engaged and form part of the project team.
