The Qulliq Energy Corporation (QEC) owns, operates, and maintains Building #2145, a Two Storey, 5-Plex Apartment in Baker Lake, Nunavut. It was constructed by an Independent Contractor and delivered completed ready for occupancy in 2009. The 1st floor level consists of the entry Concourse with 2 x 2-Bedroom Apartments and Stairway. A separate and dedicated access from the exterior leads to the Mechanical Room. The 2nd Level contains 1 x 2-Bedroom and 2 x 1-Bedroom Apartments. The building has consistently remained fully occupied to date. As years passed, the building experienced and manifested deterioration due to; design & construction deficiencies, normal wear & tear, and weather-related damage; resulting directly and/or indirectly from the former. While individual larger interventions and normal maintenance dispatched minor concerns, in time, major failings developed which could not be resolved without concerted focus. Early during development of a strategy to arrive at solution(s), it became apparent that correction would inevitably result in substantial impact on the building's tenants. With the necessary relocation of Tenants, the opportunity opened to address and upgrade other areas of the building found wanting. To that end QEC requests quotations which will result in the delivery of a complete and comprehensive renovation of the entire 5-Plex Apartment Building.
