Renovation of a mixed-use development in Beaumont, Texas. Completed plans call for the renovation of a educational facility.

The scope of the project is defined by the Contract Documents developed by Corgan Architects, including Project Manuals and Drawings issued for bid on October 18, 2023. The project entails complete refurbishment of (4) passenger elevators in the Mary & John Gray Library. This includes new doors, interiors, controls, motors, cables among other things. It also includes new roofing over the mechanical penthouse and new air conditioning in the penthouse. Additionally, the existing interior steel support beams in the shaft need to be fireproofed. The Respondent shall select one of two options including locked storage of the cabs and installation of a continuous scaffold system or hiring of the current elevator company (Otis Elevator Company) to provide guidance and support to achieve the desired contractual result without scaffolding. The (4) elevators exist in (2) banks, the north and south bank. One bank shall remain operational while the other is under repair as the building will remain occupied. The existing freight elevator located at the back of the building is not included in this scope and has already been refurbished. Respondent may use the freight elevator to supply material to upper floors only on a case-bycase basis during regular library hours or any time after hours. Cab must be protected and damage to the cab finishes are the responsibility of the Respondent. This is a time sensitive project must be completed before the larger floor by floor renovation of the library can begin. Completion of this project shall be no later than August 2024. All questions regarding this Solicitation, shall be in writing to the Point of Contact listed below no later than Tuesday, November 14, 2023 at 2:00 p.m. local time.
