Perform scope review with the Town ("Owner") in order to verify specific space and engineering needs, expectations and program goals. 2. Review the building's conditions and available utilities as it relates to the proposed use. 3. Review conditions for pedestrian access to the building from existing parking lot at Early Street and main entrance at Bates Street. 4. Develop conceptual floor plans that detail spaces and furniture as well as other ancillary improvements. 5. Identify potential hazardous material testing and structural engineering services that may be required. 6. Perform field investigations for the development of specific construction and material options, and develop a list of alternatives that may be analyzed for economic and technical compliance to meet the initial project budget, while meeting restoration goals of the building and schedule. 7. Prepare schematic design documents, including architectural and interior system descriptions and engineering opinions of probable construction cost.
