Fairfax County is soliciting pre-bid qualifications for the construction of the Fairfax County West Annandale Fire Station 23, located at 8914 Little River Turnpike, Fairfax, VA 22031. Only firms that have been prequalified in accordance with the procedures stated in the Prequalification Application Instructions and Application to Prequalify will be eligible to submit bids for this project. Bids received from those who have not been prequalified will not be considered. Construction bids for this project are currently scheduled to be opened in August 2025. The Fairfax County West Annandale Fire Station 23 project consists of demolition of the existing building and construction of a new approximately 14,000 square foot (SF) single-story facility. The facility consists of three apparatus bays, operational support spaces for gear lockers, a lobby/control room, administrative offices and storage rooms. The living quarters include a dayroom, kitchen, dining space, shower and locker-room facilities, an exercise room and bunk rooms. The site includes a parking lot with 24 parking spaces including 2 accessible parking spaces and electric vehicle charging stations. The fire station will be a net-zero energy facility with geothermal wells and roof and parking canopy photovoltaic (PV) solar arrays. Following substantial completion and occupancy of the new permanent facility, the contractor shall be responsible for the proper disassembly and transportation of the temporary apparatus bay to an offsite storage facility within Fairfax County and restoration of the site. The temporary apparatus bay is a steel-framed structure of approximately 1,000 square feet, located at 8724 Little River Turnpike, Fairfax, VA 22031. The General Contract for this project is anticipated to be advertised for bid in August 2025 with bid opening in September 2025. Contract Award and start of construction are anticipated to occur in January 2026. The overall construction duration is planned to be approximately 24 months. These are estimated dates, seasons, and durations and are subject to change. The cost for this project is estimated to be approximately $13 million (USD). All questions concerning this Pre-qualification Application procedure shall be submitted in writing to the Director, Building Design and Construction Division, e-mail address: building@fairfaxcounty.gov, and to be given consideration, such questions and concerns must be received at least seven (7) calendar days prior to the deadline for submittal of the Prequalification Application indicated in the Invitation to Apply for Pre-qualification.
