Completed plans call for the demolition of a fire / police facility; for the construction of a fire / police facility; for site work for a 14,000-square-foot fire / police facility; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

Fairfax County is soliciting pre-bid qualifications for the construction of the Fairfax County West Annandale Fire Station 23, located at 8914 Little River Turnpike, Fairfax, VA 22031. Only firms that have been prequalified in accordance with the procedures stated in the Prequalification Application Instructions and Application to Prequalify will be eligible to submit bids for this project. Bids received from those who have not been prequalified will not be considered. Construction bids for this project are currently scheduled to be opened in August 2025. Theproposedproject scopeincludes demolitionof theexistingbuildingandconstructionofa new 14,285 SF single-story facility to accommodate the needs of the current and futurefire station. In addition to the 3-apparatus bays, program spaces are primarily servicespaces providing operational support such as gear lockers, lobby/control room, shop, andstorage rooms. Living quarters including administrative offices (including an office forvolunteer fire fighters), dayroom, kitchen, dining, locker facilities, exercise and bunk roomsare included.All bays will feature a drive through from the rear apron to the front apron.Thesitewillhaveaparkinglotwith31parkingspacesincluding2AmericanswithDisabilityAct (ADA) parking spaces. The exterior design of the facility will incorporate fiber cementpanel, composite metal panel, fiber cement wood look panels, and aluminum storefrontsystems. The building will have flat roofs. The building is to meetthe County SustainabilityGoals for LEED Gold Certification, Net Zero Energy and All-Electric Building Systems &Equipment. The roof of the building including a canopy overthe parking are will house thesolar panels and there will be geothermal wells under the rear parking. Four electrical carchargers parking spaces are provided as well.. The General Contract for this project is anticipated to be advertised for bid in August 2025 with bid opening in September 2025. Contract Award and start of construction are anticipated to occur in January 2026. The overall construction duration is planned to be approximately 24 months. These are estimated dates, seasons, and durations and are subject to change. The cost for this project is estimated to be approximately $13 million (USD).
