The City of Central Urban Renewal Authority (“CCURA”) is issuing this Request for Proposals (“RFP”) for development within the urban renewal area (the “Area”) located in the City of Central and described in the City of Central Urban Renewal Plan #2 (the “Plan”). The City of Central (the “City”), population 779, is located on the Colorado Front Range and is located primarily in southern Gilpin County (population 5,808), and the City limits extend south into Clear Creek County (population 9,446). The City is 38 miles west of Denver (population 711,463). CCURA is soliciting proposals for development of any site or sites within the Area described in the Plan. The Area is depicted on Exhibit A attached hereto and is located entirely in Gilpin County. In total, the area consists of fifty-eight (58) parcels with an area of 30.98 acres. Central City is a historic community located on the Colorado Front Range and a popular tourist destination, known for its rich history (the City was named a National Historic Landmark in 1961), gaming, arts scene, and opportunities for outdoor activities such as hiking, biking, white water rafting, fly fishing, rock climbing, disc golf, and snowshoeing. It is known as “The Richest Square Mile on Earth” because of the gold discovered during the Pikes Peak Gold Rush of 1859. This community is conveniently located near major transportation hubs and thoroughfares including Interstate 70, U.S. Route 6, and Denver International Airport (a little less than 60 miles from the City).
