Renovation of a clubhouse / community center in Schuyler, Nebraska. Completed plans call for the renovation of a clubhouse / community center.

Replacement of the Roof on the Historic Oak Ballroom The City of Schuyler invites proposals for the replacement of the roof on the historic Oak Ballroom located at 175 Higgins Drive, Schuyler. The ballroom is on the National Register of Historic Places and all work must comply with the Secretary of the Interior s Standards for the Treatment of Historic Properties. The roof is in need of replacement due to age and damage to the roof from recent storms. The City was approved for a grant from History Nebraska for this project, with assistance from the Historic Preservation Fund, administered by the National Park Service, Department of the Interior, under Grant Number P22AP01544. The vendor selected for this project will be referenced in press releases and marketing related to the project both by the City and the State Historic Preservation Office. Roof replacement includes: Tear off and disposal of existing shingle roofing and felt. Installation of 7/16 OSB sheathing over existing roofing boards. All roof sheathing, and shingles must be installed using the proper nails, and according to the manufacturers recommendations. Installation of Ice and Water Shield on all roof slopes that are 4/12 pitch or less. Two rows of Ice and Water Shield on roof lower roof edges that are more than 4/12 pitch, new synthetic paper on all areas above that point. Install new roof edgings, valleys, and flashings on entire roof. Existing roof shingles are Malarkey Vista AR Architectural Class 3 impact resistant. Owens Corning Duration Series Shingles are another possible choice. Replacement shingles must be of the same type and grade, either Class 3 or 4. All products used on this project must be manufactured in the USA, no foreign products allowed. As required by History Nebraska guidelines. The City of Schuyler will award the contract to the proposal that best accommodates the project requirements, not necessarily the lowest bidder. Proposals will be reviewed by the City staff and the selected bidder will be reviewed and approved by the State Historic Preservation Office in Lincoln. Your proposal should include the following items: Your company s experience in historic renovations or similar projects A description of how you will approach the project Materials recommended with pictures or samples Your timeline A cost breakdown by section Demolition and removal Installation of water shield Installation of shingles and flashing A successful firm will be required to comply with all applicable lawns and statutory regulations. Regulations of the U.S. Department of the Interior strictly prohibit unlawful discrimination in departmental Federally Assisted Programs on the basis of race, color, national origin, age, or handicap.
