This RFP is issued by IOOF Seniors Homes Inc. for construction management services for the construction of 64 new long term care beds and the renovation of 66 existing beds. The construction project is planned in three phases. The initial phase is a process of demolishing the existing south wing of the building. Significantly, the lowest level of the Southwest Wing of the building is to remain, as it houses vital infrastructure and is indispensable for maintaining the operational continuity of the entire campus. The power source critical for the buildings is located here, and its preservation is paramount. After the demolition of this building is completed, the construction of a new Long Term Care wing will commence in its place. This new structure is proposed as a two-story, 64-bed addition, complete with dining areas, activity rooms, outdoor spaces, and all additional services required to meet the standards set out by the Ministry of Long-Term Care. The final phase of the project centers on renovating the centre wing, denoted as B2 in the Site Plan Drawings. The renovation consists of using the existing footprint and services within the building and bringing these spaces up to meet current building and Ministry of Long-Term Care design standards. It is important to note that the existing primary kitchen situated in B2, which serves the entire campus of buildings, falls outside the scope of the renovation project. Building 2 is proposed as a 66-bed renovation once complete, for a total project scope of 130 beds. The approximate anticipated total construction value is in the range of $42,000,000.
