Reference Number 0000259597 BGIS wishes to retain the services of a specialized contractor for preventive roof maintenance services, for a period of nine (7) months with four (4) one (1) year renewal options. The contractor must be able to perform all tasks related to the services identified below and without limitation: Membrane cleaning; Debris cleaning; Drain cleaning; Remove all redundant or obsolete boxes and repair the membrane using the specified repair techniques. Modified bitumen membrane on the surveys; Replacement of putty boxes; Replacement of deteriorated sealant; Repair of wrinkles, blisters and cracked membrane; Tinsmith work: Replace all damaged pieces of metal flashing and counter flashing. When replacing metal flashings, reinforce all vertical membrane joints beneath the metal flashings. Apply a coat of rust-inhibiting primer to all metal flashings showing rust then apply a coat of exterior paint. Correct the slope of horizontal flashings when they have a negative slope (towards the wall). Change the slope so that the flashings slope 2outwards. Plumbing vent: raise all plumbing vents to obtain a minimum height of 12" above the gravel surface of the roof. Seal and insulate them using spray urethane. Caulking work: Apply new sealant to all material junctions where sealant is missing where necessary. Replace all sealant joints older than 5 years with new ones.
