Site work and new construction of a mixed-use development in New Britain, Connecticut. Completed plans call for the construction of a 5,540-square-foot, one-story above grade golf course; for site work for a golf course; pre-engineered storage facility; pre-engineered storage facility; water / sewer project; and water / sewer project.

A. The Project consists of the following 1. New construction of a new one- and two-story residential units. B. The Work includes, but is not limited to the following 1. Site work including site grading, site utilities, storm drainage, sanitary sewer connections, paving, and landscaping. 2. Cast-in-place concrete; rough carpentry, sheathing, exterior finish carpentry, interior architectural woodwork; thermal insulation, asphalt shingles, vinyl siding, sheet metal flashing and trim, penetration firestopping, joint sealants, spray foam sealants; stile and rail wood doors, fiberglass doors, vinyl windows, door hardware, glazing; gypsum board, tiling, sheet carpeting, resilient flooring, painting; signage, toilet and bath accessories; residential appliances; curtains and drapes, residential casework, simulated stone countertops, and stone countertops. 3. The Work also includes mechanical, electrical, fire protection and plumbing systems. The successful bidder agrees to commence construction within ten (10) calendar days after receipt of the Notice to Proceed from the Owner, unless otherwise agreed to by the Owner. The Notice to Proceed shall be sent by the Owner after execution and delivery of the Contract and required bonds in accordance with Article 7 of these Instructions to Bidders. The bidder awarded the Contract shall, at the time of signing the Contract, submit an executed performance bond in the amount of 100% of the Contract amount conditioned upon the faithful performance of the Contract. Said performance bond shall be from a company or companies authorized to transact business in the State of Connecticut. The approved bonds shall also contain a labor and material bond for 100% of the Contract amount for the payment of all persons performing labor or furnishing materials in connection with this Contract. The City reserves the right to accept or reject any or all bids or any part of a bid presented, or to invite proposals as its interest may appear. All bids will be considered valid for a period of Ninety (90) days. The Contractor shall comply with the Copeland Anti-Kickback Act and Regulations of the Secretary of Labor (29 CFR, Part 3). The scope of work includes but is not necessarily limited to: site grading, underground utility work, concrete foundation, concrete slab, structural steel framing, wood framing, electrical, plumbing, gas fired radiant heating, block masonry, stone veneer, insulation, asphalt shingle roofing, standing seam metal roofing, exterior finish trim, painting and more as laid out in the Bid Documents dated November 2023. The successful bidder shall execute and deliver the contract and required bonds within 10 days after he has received notice of the acceptance of his bid. Failure or refusal to do so shall cause the bidder to forfeit to the Owner, as liquidated damages for such failure or refusal, the security deposited with his bid.
