Renovation of an educational facility in North Charleston, South Carolina. Completed plans call for the renovation of a educational facility.
Scope of work includes but is not limited to: Roof rehabilitation and HVAC replacement. Existing roof system will be coated with a liquid-applied roof system. The contractor is to provide a moisture scan at the beginning and end of the project. Rooftop and wall hung HVAC units will be replaced including some equipment in the ceiling spaces of the building. Contact the construction manager for contractor award information. Any prospective Offeror desiring an explanation or interpretation of the solicitation, drawings, specifications, etc., must request it in writing Question Deadline 12/14/2023 Scope of work includes but is not limited to: A roof rehabilitation and HVAC replacement. The existing roof system will be coated with a liquid-applied roof system. In isolated areas the full roof system will be replaced from the deck up in areas indicated on the plan and where identified by the moisture investigation. The contractor is to provide a moisture scan at the beginning and end of the project. Flashing will be replaced including gutters and downspouts. Rooftop and wall hung HVAC units will be replaced including some equipment in the ceiling spaces of the building. This will require removing and reinstalling the ceiling system. The existing rooftop curbs are to remain except for where called to be replaced. Additional steel supports will be required for the kitchen hood exhaust and make-up air units. There is a modest amount of exterior stucco work on walls above the roof line B. Contractor shall maintain the construction entrances. This shall include (but not necessarily be limited to) grading, filling of ruts and potholes, and maintaining proper drainage. Maintenance of entry gates shall also be the contractor's responsibility. Adjacent public streets, sidewalks, curbs, and parking lots shall be swept, scraped, washed and kept clean daily (more often as necessary) throughout all operations. C. Contractor to schedule his work in accordance with all noise ordinances per the authority having jurisdiction. D. The Fire Alarm shall contract directly with the Owner. (Raceways and conduits by GC.) E. Contractor shall provide a letter accepting all project conditions prior to commencing work. F. Contractor shall install all temporary security fencing and covered entrances as required by OSF on the site safety plan shown in the contract drawings. Contractor may use existing school fencing that is in place to achieve this purpose. Contractor is responsible for the any damages to existing fencing. G. Contractor is responsible for grounds maintenance along the perimeter fence. H. Contractor shall provide a project specific safety plan prior to mobilization. I. GC to provide Builder's Risk Insurance. J. GC to provide separate AIA pay applications, one for Roof, and one for HVAC.
