The Faith and Life complex consists of a series of low slope and sloped roof sections at varying elevations and is directly adjoining the Convocation complex. Nine of the conventionally insulated low slope roofing sections have reached the end of their service life and will be replaced as part of this project. The intent of this project is to conduct a skin and replacement roof replacement of the existing conventionally insulated built-up (BUR) system with a new conventional BUR roof system that includes improvements for insulation, transition detailing and slope/drainage. The approximate roof area is 11,500 ft2. On the west elevation of the complex, a large bell tower is present, and is in direct contact with the roofing areas planned for replacement. Persistent leaks have been reported around the tower and at roof to wall transitions. The second intent of this project is to conduct a replacement of the existing cementitious stucco cladding, implement improved roof to wall transition detailing, and to clad and flash the tower with a new non-combustible exterior insulated finish system cladding system. Exterior scaffold/work platform access, incorporating a garbage chute, for the roofing and tower areas is required to perform the specified scope of work. The existing internal roof drains are to be replaced with new by the Contractor in coordination with the University. The roofing contractor is to supply and install new cast iron hubs, clamping rings, and metal drain screens and connect with the existing drainage lines and reinsulate as required by Code. The existing steel, decorative ladder frame structure on the west elevation of the bell tower is to remain in place. The steel surfaces are to be shot blast to clean and expose the steel structure. The ladder frame is to be primed and painted as part of the project requirements.
