City Hall Water Heaters The City of O'Fallon reserves the right to reject any and all bids and waive any irregularities. The City of O'Fallon also reserves the right to select the lowest and/or best bidder as determined by the City in its sole discretion. PURCHASING AGENT: Christine Grabin 636.379.5527 cgrabin@ofallon.mo.us The Contractor shall provide all equipment, parts, and labor to complete the replacement of two (2) 75-gallon power direct vent condensing commercial natural gas water heaters with modulating burner. o Water Heaters shall be equipped with built-in diagnostic and information screen. o The Contractor shall provide and install a properly sized expansion tank and recirculating pump. The expansion tank and pump shall be installed in a manner that water can easily be shut off for service or replacement. o The Contractor shall properly support new expansion tank and recirculating pump. o Water heaters will be piped in series with all new Type K copper pipe from water supply. Ball valves to be installed for easy repair and isolation for redundancy. Replace necessary gas pipe if needed to connect to new water heaters. Gas line to be installed per manufacturers recommendations and state codes. o The Contractor may use Pro Press connections for this installation. Solder connections are also acceptable. No shark bite fittings will be allowed. o The Contractor shall be responsible for removing and disposing of the old water heaters, expansion tanks, pumps, and any miscellaneous items related to the replacement of the equipment. o Water heaters will operate at 96% thermal efficiency with a 3-year limited tank and 1-year limited parts and labor warranty. o The Contractor shall properly install seismic bracing on new water heaters and expansion tank. o The Contractor shall be responsible for insulation of pipes to match existing. o The Contractor must notify the Facilities Manager of any deficiencies in the building that may impact project cost. o The Contractor shall notify the City of O'Fallon, MO no less than 2 days in advance and get permission before proceeding with disruptive operations work to reduce the time any water is shut down completely.
