Renovation of an educational facility in Warner Robins, Georgia. Completed plans call for the renovation of a educational facility.

Project Identification: 23010 Interior Renovation for Westside Elementary School. 1. Project Location: Westside Elementary School, 201 North Pleasant Hill Rd., Warner Robins, GA 31093 Project Description: Project consists of architectural, plumbing, electrical and minor mechanical work associated with an interior renovation of the existing campus. Construction Contract: Bids will be received for the following Work: 1. General Contract (all trades). Proposal evaluation and scoring by a Houston County School District Committee will occur following the receipt of sealed proposals with results being issued soon thereafter, but not the same day. Each proposal will be evaluated against specified criteria and required submittals to determine the most responsible and responsive firm for this project. The specified criterion is listed as follows; 1. Bid Amount 2. Relevant Construction Experience 3. Project Team Availability 4. Company History 5. Local Participation 6. References Bid security shall be submitted with each bid in the amount of [5] percent of the bid amount. No bids may be withdrawn for a period of [60] days after submission of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. Successful bidder shall begin procuring materials on receipt of the Notice to Proceed (est. January 12, 2024)Work during the schools spring break holiday is acceptable to the Owner provided scope and schedules are agreed to prior to beginning work. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder. B. Prior to submission of a proposal, it is strongly encouraged for bidders to evaluate their current and future workload as it relates to the project timelines specified above. This Invitation to Bid document is issued by Altman + Barrett Architects, P.C. . Alternate No. 1: Above Ceiling Insulation Replacement: 1. In lieu of storing the existing batt insulation above new lay-in ceiling system and reinstalling, install new R-19 batt insulation and dispose of existing batt insulation. B. Alternate No. 2: Panelboards and Disconnects (Preferred Manufacturer): 1. Additional costs, if any, to provide Panelboards and Disconnects from Owner Preferred Manufacturer, Square D, in lieu of the other manufacturers specified. Base Bid proposals shall include panelboards and disconnects by one of the specified manufacturers. C. Alternate No. 3: Floor Base (Preferred Manufacturer): 1. Additional costs, if any, to provide floor base from Owner Preferred Manufacturer, Flexco, in lieu of the other manufacturers specified in Section 096513. Base Bid proposals shall include floor base by one of the specified manufacturers. D. Alternate No. 4: Lighting Controls (Preferred Manufacturer): 1. Additional costs, if any, to provide lighting controls from Owner Preferred Manufacturer, Wattstopper, in lieu of the other manufacturers specified. Base Bid proposals shall include lighting controls by one of the specified manufacturers. E. Alternate No. 5: Kitchen Equipment (Preferred Manufacturer): 1. Additional costs, if any, to provide kitchen equipment from Owner Preferred Manufacturer listed in bold within Section 114000 in lieu of the other manufacturers specified. Base Bid proposals shall include kitchen equipment by one of the specified manufacturers. F. Alternate No. 6: Intercom System (Preferred Manufacturer): 1. Additional costs, if any, to provide a complete intercom system from Owner Preferred Manufacturer, Audio Enhancement, in lieu of other manufacturers specified. Base Bid proposals shall include a complete intercom system by one of the specified manufacturers. G. Alternate No. 7: Electrical Device Replacement: 1. Additional costs to provide and install new electrical devices to replace existing devices as directed within the Electrical Drawings. Replacement of device cover plates shall be included within Base Bid. H. Alternate No. 8: Wiring Devices (Preferred Manufacturer): 1. Provide Wiring Devices from Owner Preferred Manufacturer, Pass and Seymour. Base Bid proposal shall include Wiring Devices by one of the listed manufacturers within Specification Section 160140. I. Alternate No. 9: Fire Alarm System Replacement: 1. All costs for the replacement and addition of fire alarm devices, boxes, cables and raceway within the original school building (Buildings 2010, 2011, and 2012 as indicated on Sheet A1000) per plans and specifications. The existing Fire Alarm Control panel is to be reused and modified to serve the new expanded system where possible or turned over to the owner where a new panel is required to meet the system requirements. The Expanded or Replaced Fire Alarm Control Panel is to maintain or provide monitoring of the two detached buildings currently monitored. Contractor is to provide all programming and expansion hardware required for the system expansion. Successful bidder shall begin procuring materials on receipt of the Notice to Proceed (est. January 12, 2024), begin work on May 23, 2024, and shall complete the Work prior to July 30, 2024.
