Renovation of a multi-residential development in Orlando, Florida. Completed plans call for the renovation of a multi-residential development.
The Housing Authority of the City of Orlando, Florida (OHA) is seeking competitive bids from qualified individuals and/or organizations to provide Exterior Building Painting/Siding Repair Services for the Omega Apartments, located at 2811 Gamma Drive, Orlando, FL 32810. All questions requiring explanations and interpretations of the IFB document must be submitted in writing to the Purchasing Manager Liza Martinez at liza.martinez@orl-oha.org by December 27, 2023, by 2:00 PM EST. All questions will be answered per HUD 5369, Section 2. Responses will be held in confidence throughout the procurement process, as applicable by law. The Housing Authority reserves the right to waive any formalities, to reject any or all proposals, or to re-advertise for proposals. OHA is a Fair Housing and Equal Opportunity Agency. Omega Apartments consist of both one (1) story and two (2) story buildings with a total of 74 units and one office. There are six (6) two (2) story buildings, four (4) one (1) story buildings and three (3) that are a mix of one (1) and two (1) story units. Furnish all labor, materials, tools, equipment, applicable permits, and on-site supervision to complete, but not limited to, the following: repainting of all building exteriors and trim, pressure washing exterior walls prior to painting, stucco repair, caulking, and repainting. Remove vinyl siding from all two story-buildings. Replace with 4.5' dutch lap vinyl siding. Prep surfaces of residential buildings and non-residential buildings for painting. Prep should include removing any debris, dirt, wood rot, repair of wood rot with OSB. Replace sheathing and vinyl wrap should be replaced (not repaired). Any wood rot, wrap, or cosmetic damage to the exterior of the buildings should be repaired within the bid responding to the scope of work. Prep should include using a primer after cleaning and prepping the surface and then painting with two coats of paint using the Sherwin Williams A-100 paint or higher. Doors and windows are required to be covered during painting. Painting includes fascia, eves, doors, and window casings (all exterior surfaces). The Bidder/Respondent is encouraged to visit the project site to verify conditions, and to attend a pre-bid conference. Change orders will not be approved for foreseen items overlooked by the bidder. Change Orders for unforeseen items must be pre-approved. Proposals shall be based on the entire project. All work is subject to Sherwin-Williams specifications to ensure Sherwin-Williams warranty
