The Lucas Metropolitan Housing Authority (LMH) is seeking proposals from qualified licensed entities to provide HQS/NSPIRE Maintenance Services at AMP 121 for Lucas Metropolitan Housing (LMH). LMH owns and manages approximately 2,760 public housing units and administers 4,391 federal Housing Choice rental assistance vouchers. The Housing Choice Voucher Program has achieved high performer status. LMH intends to enter into one or more "Indefinite Delivery/Indefinite Quantity" contracts for HQS/NSPIRE Maintenance Servicesfor locations owned by LMH. Services shall include labor, materials, equipment, transportation, required to complete specified and non-specified maintenance services. The term of the contract is to be for a one-year period with the option for four additional one-year extensions solely at the discretion of LMH, contingent upon LMH Board of Commissioners' approval. Contractor(s) must provide services in a manner that demonstrates sensitivity to the fact that LMH properties are primarily residential in nature and put the needs of the residents as the foremost priority. Contractor(s) will be responsible for acquiring permits, inspections, or fees associated as needed. Question Deadline 01/09/2024 at 12:00 PM ET Questions will be received in writing no later than Responses will be posted as an addendum and will be posted on the eProcurement Marketplace There are no bonding requirements with this proposal. The contractor will have the required experience, licenses, insurances, bonding, financial stability, equipment, and personnel needed to complete the work that they are bidding on. All work performed pursuant to this RFP must conform and comply with all applicable local, state, and federal codes, statutes, laws, and regulations. All candidates and staff shall possess all required state and local licenses. In addition, the successful respondent shall comply with all laws, ordinances, and regulations applicable to the services contemplated herein, especially those applicable to conflict of interest. Candidates are presumed to be familiar with all Federal, State and Local Laws, Ordinances, Codes, Rules and Regulations that may in any way affect the services. In any subsequent contract, the successful candidate must agree to follow all local, State, and Federal / HUD regulations. Any resulting contract with the successful bidder will contain the mandatory HUD Form 5370-C1 General Contract Conditions - Non-Construction.
