Hall County, Georgia, (Herein "County"), is seeking qualified contractors to Renovate the Hall County Courthouse Jury Assembly Room located on the first floor of the Courthouse at 225 Green Street, Gainesville, GA (herein "Services"). This is a turnkey project to provide all materials, equipment, labor, and supervision. The project includes demolishing, removing, and disposing of the existing furnishings, fixtures, and other materials. The County seeks to award one (1) contractor for the project. Project Manager: Kevin Ivey, Superintendent - Facilities Management, Phone (770) 531-6823, kivey@hallcounty.org Bidders are also required to submit (1) USB Flash Drive with all documents. Emailed bids are not acceptable. General Qualifications: Bidders must be in the regular business of providing similar services, be licensed, insured, and bonded to do so in the State of Georgia. A bid bond is not required but a Letter of Bondability upon award is required. Bid Retention: Bidders may not withdraw their bid after the bid opening. Bids must be valid for one hundred and twenty (120) calendar days. The County reserves the right to retain all bids submitted and use any idea(s) in a bid regardless of award. The County shall have the right to waive any informality or irregularity of immaterial deviation in any bid received. All forms and documents ("Exhibits") listed below are mandatory and must be completed and returned with the bid. Please sign Exhibit B - Contract for Services. Award Process: The County reserves the option to reject any or all bids, in whole or part, or to select any Bidder, without liability on part of the County to the Bidder to complete the described work. The County will award the project to one (1) company to perform all work to the lowest cost, responsible, and responsive Bidder. The Bidder expressly understands that the County may reject bids for any reason. Bidders understand that attending at least one (1) pre-bid on-site meeting is mandatory (although, Bidders are welcome to attend both). Bidders will be disqualified from bidding if they fail to attend at least one (1) pre-bid on-site meeting. Precision Planning, Inc of Lawrenceville, Georgia, has completed all architectural and civil drawings and elevations, obtained permits, and have completed all construction documents. The Bidder shall provide equipment, labor, and supervision to demolish, remove, and dispose of existing furnishings, fixtures, and materials and replace with new furnishings and fixtures using new materials. Contractors shall be responsible for confirming site conditions and dimensions. The County will not allow cost revisions due to Contractor miscalculations after the award of contract. The County reserves the right to request clarification of information submitted and to request additional information of one or more applicants. The County considers a bid response as an irrevocable offer, good for a period of one hundred and twenty (120) calendar days from submission. Precision Planning, Inc of Lawrenceville, Georgia, has completed all architectural and civil drawings and elevations, obtained permits, and have completed all construction documents. The Bidder shall provide equipment, labor, and supervision to demolish, remove, and dispose of existing furnishings, fixtures, and materials and replace with new furnishings and fixtures using new materials. Contractor shall be assessed one thousand dollars ($1,000) per day as liquidated damages if work extends beyond 270 consecutive calendar days. The project shall reach substantial completion within two hundred forty (240) consecutive calendar days. The Contract Time will start with a written notice to proceed (NTP). Following Substantial Completion, the Contractor will have thirty (30) consecutive calendar days to reach Final Completion and close out of the project.
