Renovation of a military facility in Galva, Illinois. Completed plans call for the renovation of a military facility.

Replacing the existing modified bit roofing system at the lower roof with a new single ply system at the Galva Readiness Center. The scope of work also includes some masonry repair roof The proposed scope of work is to remove the existing modified bit roof system in its entirety (16,140 sq. ft.) and provide a new PVC membrane system. The existing roof has tapered insulation, which diverts the water to twelve interior roof drains. We propose a new PVC roofing system, in compliance with specification section 07 54 19 PVC Membrane Roofing per CDB. This system will consist of a single-ply membrane over 1/2" cover board on two layers of 2.6" rigid insulation over vapor barrier to be adhered to existing concrete deck. The increase in insulation and tapered insulation will require the metal fascia to be raised. The metal fascia will be replaced with new custom metal fascia to fit the new profile. The work on the areas of roof with a sloping concrete slab will require the installation of roof saddles that will push the water towards the roof drains. Repair/patching of 10% of existing decking is assumed as a portion of the project. The scope of lower roof will also include roof accessories. The exhaust fans and air handling unit will be salvaged and reinstalled on the new curbs, this will require the installation of crickets in necessary locations. We recommend the installation of a guardrail along the perimeter of the roof by the air handling unit because of the narrow passageway. The existing vents are to remain but raised where necessary. The vents must be 8" minimum above finished roof. The roof drains will be replaced. Access to these roof drains can be from the first floor by temporarily removing and reinstalling the ACT panels. The contractor is to rod and televise prior to start and at conclusion of the roofing replacement. The gutter, downspouts, and splash blocks are to be replaced. The scope also includes the installation of four ship ladders at the changes in roof elevations-. On the upper roof we propose to install a pre-finished metal roof where the underlayment of the existing standing seam metal roof is exposed. In addition to roof system replacement, the proposal includes required masonry repairs. This includes repairing cracks at the existing masonry walls and replacing damaged bricks, by providing single wythe reconstruction, targeted tuckpointing, and resetting the existing stone coping over through wall flashing. The flashing will also be replaced along the base of the masonry walls and window sills The existing white sealant flashing, which can be found along all the walls and window sills, contains asbestos. The contractor will need to remove and properly dispose the ACM prior to starting the demolition process. The participation goal percentages on the amount of the contract awarded by CDB for this project are MBE 18%, 3% WBE, and 0% PBE/VBE.
