As of August 5, 2024, construction on this project has begun and is underway. General Requirements - Insurance Required Award Requirements - All or None Award The renovations shall include electrical, lighting, plumbing fixtures, restroom vanities and partitions replacement, drywall installation, finish work, carpentry, door locks, ceiling grid, ceiling tile removal and replacement, door and hardware installation and painting. HVAC and flooring to be completed by others. Contractors shall transport and furnish all labor and materials required for the project. o Replace all office and meeting room locks with keyed brushed silver commercial lever locks. All doors must be keyed differently and (1) master key for all locks. (2) keys must be provided for each lock. (2) master keys will also need to be provided. Keys must be stamped with assigned office numbers listed on drawing A1.1. Provide a numbered list with key assignments. Not listed in drawings. o Install new doors and hardware as required on drawings. Follow ADA requirements. o Remove and replace all plumbing fixtures, vanity/countertops, toilet accessories and partitions for restrooms per drawings. Vanities to be discussed during Prebid. Follow ADA requirements. o Disconnect and reconnect supply and waste connections for plumbing fixtures. o No Demo work or framework required for rooms 81- 87. This work has been completed. o Remove and replace ceiling tile and grid per drawings, to include corridors. Install new grid per seismic detail listed on drawing A1.2. o Remove all vinyl base per drawings. o All required electrical work per drawings. Electrical work not listed to be included is as follows: Upgrade electrical panels to include breakers, rough-in and complete newly framed areas 81-87 to include conduit, boxes, wiring, receptacles, light switches, data, emergency and exit lighting and cover plates. Inspect all outlets and switches throughout the building and inspect for any wiring deficiencies. Provide a report on deficiencies. Remove and replace interior lighting. Install new front entrance pole lighting. o Install new door and frame to include hardware for room 25. Not listed on drawings. o Install platform in room 87. Not listed on drawings. Will be discussed at Prebid meeting. o Contractor must coordinate with HVAC contractor for ceiling grid work in areas 81-87 for ceiling mounted equipment locations. To be discussed at Prebid. o Room 2 items (13) and (14) have been eliminated. o Pressure wash building exterior. o Facade work has been eliminated from the project. o The contractor is responsible for moving office furniture and equipment for work to be completed. o All LED bulbs removed during lighting replacement will remain the property of the County. This will need to be coordinated with the County Facilities staff. o The shower addition in Room (20) and the wall opening between Rooms (19) and (21) have been removed from the project. See drawing A1.1 o The exterior door addition for Room (55) entering the courtyard has been removed from the project. See drawing A1.1 o All the walls shall be painted with a satin finish. o All water stops, and flush valves used for this project shall be manufactured by SLOAN. o Lights over the vanity in the Restrooms (21), (79) and (80) are to be removed and openings covered with a decorative plate. Led Drop in fixtures to be used in these areas. o Rooms (68) and (69) to be completed as shown on Drawing EX1 and A1.1 o No work will be required in Rooms (14) and (17). These rooms have been removed from the project. Only ceiling tile and lighting to be replaced in Rooms (40), (41) and (42). No painting or vinyl base removal required. See drawing A1.1 o No demo work or modifications to Room (02). Only the ceiling grid, tiles, and lighting to be replaced. o Install wiring for (3) Duplex Receptacles (1) Single Pole Light Switch (3) Data/Voice conduits and (1) Thermostat conduit in Rooms (82), (83), (84) and (85). Install (3) Duplex Receptacles, (1) Data/Voice Conduit, (1) Thermostat conduit and 3-way switches for Room (86). Install (4) Duplex Receptacles, (1) Data/Voice Conduit, (1) Thermostat Conduit and 3-Way switches for Room (87).
