The 312 E Alta Vista Partnership Group, in conjunction with Mission 500, are inviting responses for the attached Request for Proposals (RFP) for the 312 East Alta Vista Housing Redevelopment Project. This RFP outlines a unique, residential housing opportunity in Ottumwa, Iowa. The successful developer will be an integral component of more than $170 million in future development across the City of Ottumwa in 2024. This 10-acre parcel, a former historic St. Joseph Hospital site, is nestled between the Ottumwa Country Club to the north and Vogel Place Historic District to the west, in a highly desired residential area. This new development will serve as a catalyst for new housing growth in a city of more than 25,000 residents. In the 2022 Ottumwa Housing Study it was determined that there is a ten-year demand for at least 500 new housing units across all price points in this market, with a significant gap between higher income households and the number of units available to those households.
