Renovation of an elderly care / assisted living facility in St David Ridge, New Brunswick. Completed plans call for the renovation of a elderly care / assisted living facility.

The work under this Contract includes, but is not limited to the following: .1 Installation of new, stand alone, natural gas fired, hydronic heating system to replace existing steam sytem supplied from adjacent Charlotte County Hospital (CCH) boiler plant. .2 Existing steam heating system to remain operational while new gas fired system is being installed. Contractor to provide exterior temporary packaged boiler system during changeover period if period is to extend more than eight (8) hours. Packaged system to be complete with own fuel source. Temporary non-potable cold water from existing backflow preventor in boiler room. Coordinate on site location of packaged system with Owner. .3 Demolition of existing equipment including but not limited to: steam kettle, supply fan duct steam coils, mechanical room exhaust fan and associated ductwork, condensate lift pump, expansion tank, circulating pumps, shell and tube heat exchanger, air separator, indirect steam domestic hot water tank, and all associated piping, fittings, hangers, trim, etc. .4 Capping existing steam and condensate piping in the basement tunnel from adjacent CCH boiler plant. Existing underground piping from CCH to Lincourt Manor to be abandoned in place. .5 Installation of two (2) new, modulating, condensing natural gas boilers, complete with circulating pumps and all associated trim. Installation of new natural gas piping from meter. .6 New electric duct heating coil for supply fan and associated ductwork. .7 New electric commercial kettle in Kitchen. .8 Two (2) new hydronic circulating pumps. .9 New ductless split air conditioning system installed in mechaincal room. .10 Mechanical work to be coordinated with Electrical so as to maintain pace with the rest of the project.
