Renovation of a medical facility in Oak Bluffs, Massachusetts. Completed plans call for the renovation of a medical facility.
As of February 12, 2024, project awarded to multiple contractors, for Electrical work it is awarded to Willett Electric with $16,980.00, HVAC work to Advanced HVAC with $27,950.00, Wall system to NxWall with $45,644.10 and Ceiling tile to AA Ceilings, LLC with $9,800.00. Total awarded amount is $100,374.10. This is a small project no bid tabulation and no pre qualified contractors. Various improvements at the Health Care Access building, including replacing of skylight, installation of one new window and repair of trap door. Dukes County Health Care Access Building located at 114 New York Avene, Oak Bluffs, MA 02568 The Dukes County Healthcare Access Building needs a renovation to ensure that the quality of care and help needed for the local community is available in an environment that provides the privacy and comfort required for these services. The Licensed Contractor will be responsible for the following: - obtaining all permits and inspections; - replacing one skylight -with Velux FSM04 and EDLM08 flashing kit; - replacing a window with new one and installing a new window - two new windows total - Velux model FSM04 with EDLM08 trim kit ; - replacing access hatch to crawl space; - providing blocking for the drop ceiling, modular wall system, and bathroom grab bars; - replacing/repairing any missing or damaged flooring; - removing all debris and performing final clean-up as pertains to their work. - All work shall be coordinated with that of all other trades affecting or affected by the work of this Section. All work to be done to the Architect's Specifications, 780 CMR 51.00 and the 2015 IBC 9 th edition. This is a Dukes County project, therefore all wages must follow the Massachusetts Prevailing wage criteria. A. Drawings and general provisions of the Contract, including General and Supplementary Conditions that apply to this Section. DEMOLITION I. SUMMARY A. The project includes selective demolition in portions of the project as outlined in the Existing Conditions Drawings. B. Demolition and removal work shall properly prepare for alteration and new construction as outlined in the Manual and provided in the Contract. II. DESCRIPTION OF WORK A. Contractor shall provide all labor, materials, and equipment necessary to complete the work of this section, including but not limited to the following: 1. Remove windows and skylight per plans. 2. Demolish portions of existing ceiling, roofing, walls, sheathing and siding to complete the project scope and as outlined in the drawings. ROUGH CARPENTRY I.DESCRIPTION OF WORK A. Provide all labor, materials, and equipment necessary to complete the work of this section, including but not limited to the following: 1. Framing, blocking, nailers and panels. 2. Attached all plywood substrate as required. a. Exterior plywood to be CDX, no OSB allowed; match thickness; cut existing plywood at stud centers. 3. Countersink nail heads on exposed carpentry work and fill holes unless directed otherwise. Stainless nail heads shall be left flush with the surface of cedar trim and mahogany decking. 4. Use common galvanized nails except when otherwise indicated. Select fastener size according to accepted practices and install without splitting. Stainless nails shall be used on all exterior cedar trim, cedar shingles. 5. Cover sidewall sheathing with Tyvek, Typar, or equivalent prior to the application of siding. 6. Asphalt paper splines shall be installed at any vertical joint between trim and shingles (window casings, corner boards, etc.). 7. Create sill pans with ice & water shield or use pre-made pans at all windows. 8. Discard any material with defects which may impair quality of work and units which are too small to use for fabricating with minimum joints or optimum joint arrangement. 9. Set carpentry work to required levels and lines, with members plumb and true to line, cut and properly fitted. VINYL TILE FLOORING I. DESCRIPTION OF WORK A. Provide all labor, materials, and equipment necessary to complete the work of this section, including but not limited to the following: 1. Apply vinyl tile to the floor hatch in bathroom to match existing floor. a. Owner to provide flooring. 2. Examine substrates, areas, and conditions where tile will be installed, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of installed tile. INTERIOR ARCHITECTURAL WOODWORK I. DESCRIPTION OF WORK A. Provide all labor, materials and equipment necessary to complete the work of this section, including but not limited to the following: 1. Interior standing and running trim and wood base. a. Materials, dimensions and finishes to match existing. 2. Provide all other woodwork required in order to furnish a complete job. THERMAL AND MOISTURE PROTECTION I. DESCRIPTION OF WORK A. Provide all labor, materials and equipment necessary to complete the work of this section, including but not limited to the following: 1. Mineral Wool Batts to be used in exterior wall at location where window is removed, and exterior wall is repaired. The cavities must be filled completely. 2. Spray foam joint sealer and insulation at joints and gaps. 3. Reinstall or replace as needed any sagging or missing insulation in the crawl space. 4. Repair any missing or damaged portions of the vapor barrier in the crawl space. SIDEWALL REPAIR I. DESCRIPTION OF WORK A. Provide all labor, materials and equipment necessary to complete the work of this section, including but not limited to the following: 1. Apply White Cedar shingles (Grade A, clear, Maibec or equal) to all affected sidewall areas, according to manufacturer's recommendation, using stainless nails. 2. Break shingle joints back three (3) courses minimum. 3. Use double starter course and apply no shingles narrower than 1 1/2". 4. Install shingles over Typar or equal. 5. Install #15 felt paper splines at all corners, window, and door casings, applied trim, and friezes. DOORS & WINDOWS: FLOOR DOOR I. DESCRIPTION OF WORK A. Provide all labor, materials, and equipment necessary to complete the work of this section, including but not limited to the following: 1. Install floor door by Acudoor: FT-8040 Aluminum 1/8" recessed for vinyl tile with lift assist. 2. Verify location dimensions of existing opening. 3. Verify with HVAC subcontractor that the required equipment will fit through this opening. 4. Confirm with project manager before ordering. DOORS & WINDOWS: WINDOWS & SKYLIGHTS I. DESCRIPTION OF WORK A. Provide all labor, materials and equipment necessary to complete the work of this section, including but not limited to the following: 1. Window by Anderson 200 Series Double-Hung: #244DH3449, no divided lights. 2. Install new windows with appropriate asphalt splines and flashing with ice & water shield at sill. 3. Use prefab or site-made pans at exterior windowsills. 4. See plans for removal and relocation of existing window and installation location of new window. Match existing header height. 5. Skylight by Velux model EVMS or VSS (electric solar) to match existing size. a. All waterproofing, joint sealing shall be to manufacturer's specifications. b. Repair any damaged shingles or surfaces with like material. TOILET ACCESSORIES I.DESCRIPTION OF WORK A. Furnish a 36" and a 42" grab bar, bolts, screws, lags, reinforcement and all other fastenings and accessories required to complete installation of ADA and AAB compliant grab rails. B. Furnish and deliver to drywall installer concealed reinforcement for grab bars in stud partitions as required to effectively transfer horizontal pulling loads to at least two studs on each side of the grab bar attachment. 1).
