Renovation of a mixed-use development in Laredo, Texas. Completed plans call for the renovation of a 46,412-square-foot educational facility.

As of 4/5/2024, this project has been awarded but the award amount was not confirmed. SCOPE OF WORK: Contractor must provide all labor, materials, and equipment as required for restoring roof and replacing existing gutters with new prefinished gutters, fascia & trim. See attached site plan for roof locations and areas. Apply Garland membrane roof coating system, Tremco Aluminum coating restoration system, or approved equal to approximately 46,412 Sq Ft. of building roofing surface area. If using an equal roof coating system not listed within these specifications contractor must submit proposed roof coating system to the District for review and approval before turning in bid. Prepare and clean a total of approximately 46,412 Sq. Ft of building roofing surface area. With the roof clean and clear of debri prime the surface with Garla-Prime .5 gal/100 Sq.Ft. or approved equal before applying sealer. Repair any cracks, splits or surface irregularities with Flashing Bond mastic and GarMesh or approved equal. Fasteners, screws, and fastening devices are to be tightened or replaced so that all metal sections are firmly held and all joining sections closed. Pressure wash to achieve a clean, dry surface free of dirt, debris, or other contaminants. Replace all pipe boots with new pipe boots. Before applying sealer for roof scaling rust is to be removed by scraping or by using a mechanical wire brush. Apply a two coat minimum of Garland Silver Shield Sealer, TREMCO Geoguard Seam Sealer, or approved equal. Apply seal coat as per manufactures recommendations. 3 Waterproof all fasteners with Tuff-Stuff MS Sealer, Geoguard Seam Sealer, or approved equal. All excessive rust areas are to be replaced with new Butyl tape and exposed fasteners. Install new sheet metal with Butyl tape and exposed fasteners. All debris, containers, materials, equipment, and protection materials must be removed from the premises and properly disposed of. All work and storage areas must be in an undamaged and acceptable condition upon completion of clean up. The following warranties are required for this project: - 12 year Manufacturer Warranty - 2 year Contractor Workmanship Warranty Contractor is required to have a manufacturer certification for application. Contractor to provide onsite project supervision during working hours. Contractor to provide portable restrooms for workers. Use of school restroom facilities will not be permitted. Contractor to provide trash container and haul all waste generated by project construction off site and legally disposed of once project has concluded. Coordinate placement of container with District. The Contractor shall clean area before turning over to the District and properly dispose of any excess materials and debris resulting from work. Remove all existing gutters and replace with new prefinished gutters, fascia and trim at the practice gym and the main gym roof areas. Color is to be selected by owner during the submittal phase. Replace all existing downspouts. Question Deadline: 02/05/2024 at 3:00 PM CT, (To: purchasing@uisd.net) Payment Bond will be requested from awarded vendor for projects over $25,000.00 and performance bond for projects over $100,000.00 Construction start date: June 3, 2024 Substantial completion date: July 31, 2024 Final completion: August 31, 2024 Hours of operation: Monday- Saturday 7:00 am- 6:00 pm. Contractor is to directly coordinate working hours with the District's Project Manager. (48 hour notice must be provided to District's Project Manager in order to work on site during weekends) Liquidated Damages: $1,500.00 / Calendar Day beyond contract time. Contingency Allowances: General Contingency Allowance Amount (to be used with District approval only): $50,000.00
