Renovation of a residential development in Johnson, Vermont. Completed plans call for the renovation of a residential development.

Interior Coverings, Woodworking, Safe and Vaults, Building Rehabilitation, Heating Installation and Services. Seeking General Contractor for multi-trades public building repairs and flood resiliency improvements resulting from July 2023 flood event. Questions concerning this Request for Proposals (RFP) must be made via email to the point of contact below. Questions Due to Town: Thursday, January 4, 2024 at 3:00 p.m. Responses to be posted on Town website: Friday January 5, 2024, at 12:00 p.m. Repair or replace all damaged items to pre-flood condition (see FEMA inspector damage measurements for dimensions): a. Lower-level i. Replace drywall ii. Replace bench in reading room iii. Replace all flooded electrical components b. Upper-level i. Replace wall coverings, seal and repaint entire wall from floor to ceiling ii. Replace built-in bookshelves to match pre-existing materials and type/design iii. Refinish wood floors (repair/replace damaged wood, sand to smooth, stain, seal wood appropriately for high-traffic commercial use.) 2. Completion of flood resiliency improvements a. Raise all utilities, components, and wiring (including panels, meter sockets, electrical wiring, phone, cable, fiber and similar) to twelve (12) inches above the main floor surface elevation, using waterproof measures and materials for same items when below 12 inches the main floor surface elevation. b. Install mini-split heat/cool units in upper floor sufficient for space. c. Review the Stevens Assessment and Downer Review, Attachment B, and propose recommendations and costs that result in a resilient lower-level so that clean-up and re-use time is as reduced as possible following a flood event using reasonable alternatives. Please note that the Stevens Assessment recommendations were based on a flood elevation of 2-feet above the 100-yr flood elevation (which is below the upper-level floor elevation) and the July 2023 flood event was 3-inches above the upper-level floor elevation.
