Interior renovation of the Student Centre level 1 and level 2. The ground floor level bar/pub was approximately five years ago transformed into an "E-sports arena." Beyond this, very few changes have been made to the original building. It is now proposed that the building undergo a significant renovation, primarily to the interior and all interior finishes are to be replaced. On level 1, the E-sports arena is thought to be under-utilized and not perfectly suited to the current location, i.e., prominently on the first floor, opening onto a prominent outdoor patio. The Student Association would rather that the arena be shrunk or relocated to level 2, while remaining an exciting facility, so that they can re-institute on level 1, a bar / pub / rentable events hall, whether or not they regain a liquor license. In support of this, the ground floor bar (millwork) and expansive washrooms and back-of-house including cold storage remain in place from the time of the previous bar / pub. Level 2 requires a thorough re-arrangement. Spaces here are under-utilized and poorly arranged. The Student Association requires improved office space and student lounge space. The purpose of this building is improved student life with no direct academic function. There may be some modifications required for mechanical and electrical systems. Some exterior improvements are also required: the loading / garbage area is getting congested with student drop-off / pick-up use. This area needs to be better defined. TIMELINE: Detailed design is complete. Working drawings are anticipated late 2024/early 2025. Tender and construction schedules are anticipated summer 2025. *Total project cost estimated at $4 million.
