Renovation of an educational facility in Asheville, North Carolina. Completed plans call for the renovation of a educational facility.
Remove existing water heater and tank and install two (2) HTP Phoenix Model PH199-119 modulating, high-efficiency, condensing gas-fired water heaters Contractors are hereby notified that they must have proper license under the State laws governing their respective trades and that North Carolina General Statute 87 will be observed in receiving and awarding contracts. General Contractors must have general license classification required by this project. No bid may be withdrawn after the opening of bids for a period of thirty (30) days. Buncombe County Schools reserves the right to reject any or all bids and waive informalities. Bids shall be made on the Bid/Acceptance form provided herein with all blank spaces for bids properly filled and all signatures properly executed. The Buncombe County Board of Education reserves the right to reject any or all bids for any or no reason and to waive informalities. Scope of Work: Work shall consist of furnishing all labor, materials, equipment, permits, and servicing, incidental and implied, for the completion of a working system as designed per the attached specifications. Remove the existing water heater/boiler and tank; all unused piping, electrical components, and wiring not needed for the operation of the new water heaters. Onsite dumpsters shall not be used. Modify or construct 6" concrete pads at the location of the new water heaters if none are present. Install (2) HTP Phoenix Model PH199-119 Modulating, High Efficiency, Condensing gas-fired water eater. (per manufacturer recommendations) Extend the gas line to new water heaters. Shut off valve and line pressure regulators to be included. (gas line shall be painted yellow and labeled) All pumps, piping, valves, venting, and insulation shall be included. All new pipes are to be insulated with fiberglass insulation. Replace the expansion tank (If needed). The tank shall be installed off the ground. An Apollo ball valve shall be installed between the water heater and the expansion tank. All wiring, accessories, and disconnects shall be included. All exposed low-voltage wiring shall be in rigid conduit. Add HTP Modbus/ Bacnet gateway/adapter to allow BAS to communicate with the water heaters. (the owner will perform control wiring and integration) Factory Start-up, Adjustment, and Combustion test reports shall be part of this contract. One paper copy and two digital copies on a USB (thumb) drive of the completed factory start-up sheet, installation, operation and maintenance manuals shall be delivered to the owner before final payment will be made. All old equipment, piping, wiring, and venting no longer needed shall be removed. Operating Range Upper & lower temperature sensors High limit safety Low water cutoff Direct spark ignition Condensation trap assembly Intake/exhaust via PVC pipe UN/ULC/ANSI approved BACnet card shall be included Made in the USA The Water Heater System shall include (2) HTP Phoenix Model PH199-119 Modulating, High Efficiency, Condensing Gas Fired - Water Heaters, each with - 40 to 199 MBH Input - 119 Gallon Storage Capacity - 237 GPH @ 100 deg. F. rise (335 Gallons @ 100 deg. F. rise First Hour Rating). The water heaters shall be natural gas-fired. The heater tank shall be constructed of 316L stainless steel. The primary condensing heat exchanger shall be constructed of 90/10 cupronickel. The secondary heat exchanger shall be constructed of 800H stainless steel and 90/10 cupronickel. Tank insulation shall be 2" thick water blown foam. Insulation shall be enclosed in a plastic jacket. All components shall be located on the front of the heater for easy service access. All related hardware shall be constructed of stainless-steel studs with brass nuts. All water connection nipples shall be constructed of stainless steel. The water heaters shall be ETL listed and certified to ANSI Z21.10.3-CSA 4.3 standard governing storage tank water heaters with input ratings above 75,000 BTU/Hr. Water heaters shall exceed the minimum thermal efficiency and standby loss requirements of the United States Department of Energy and current edition of ASHRAE/IESNA 90.1. All heaters will be supplied with a factory installed ASME rated temperature and pressure relief valve, a low water cutoff, a high temperature switch, an upper hot water sensor, a lower cold-water sensor, and a condensate trap assembly ready for easy connection to a field supplied condensate drain. The heater shall also include a condensate neutralizer. The heater shall have an integrated digital controller device with integral diagnostics, LED fault and temperature settings for establishing set point and temperature differential. Ignition shall be direct spark and take place at a speed pre-set for the burner blower. The control shall utilize an algorithm to fully adjust the burner modulating firing rate while maintaining the desired temperature. The pre-mix stainless steel burner uses a 120-volt motor with pulse wave modulation control to change the fan speed, thus the combustion air volume of fuel and air through the burner to establish a continuous BTU input range equal to the water heating set point requirement. The digital LED control display shall provide means, via push buttons, for adjustments of operating temperatures, differential adjustment, ECO reset, service mode, and real-time status mode. The control shall have low voltage inputs to accept a 0-10 volt from a building management system or outdoor sensor to alter the set point of the water heater.
