The Community Development Office at the Town of Windsor will be accepting bids for an upcoming Single Family Home rehabilitation project. Below is some relevant information: - Project Address: 92 Stagecoach Road, Windsor, CT Max Value $35,000 Scope of Work includes: Windows, Doors, and Roofing. This Scope of Work includes all labor and materials required to perform the construction work as described below. The contractor is responsible for obtaining permits; providing complete, thorough, and compliant services to all work; and for coordinating as appropriate with the work of all other trades specified elsewhere. All work must be performed in compliance with all applicable National, State, and Local Codes. 1) Windows- Division 7 A. Remove and replace existing double hung windows located at "A-D" facades with New Construction Windows. a) A facade- 8 DH windows b) B facade- 5 DH window, c) C facade- 9 DH windows, 1 casement d) D facade- 4 DH windows (2 tempered), 3 basement e) Verify size f) Install interior extension trim/extensions as need to complete interior finish, paint stain as needed. g) Install New exterior trim replacing existing. h) Ensure proper vapor berries and insulation at cavities. i) Install all framing to properly set and secure new window j) Paint or stain new or disturbed work k) All windows to be manufactured by Mercury Excelum or Harvey (with energy star glazing package) or an approved equal. l) All units to be white m) All operable units to include full standard fiberglass mesh screens n) Refer to specifications for additional information o) All work to be performed to code requirements 2) Smoke and Carbon Monoxide Detectors - Division 21 A. Provide and install smoke detectors, one in each bedroom (3) a) All detectors to be interconnected battery operated b) All work to be performed per building code requirements c) Refer to specifications for all work B. Provide and install combination smoke/CO detectors, one at each level (3) a) All detectors to be interconnected battery operated b) All work to be performed per building code requirements c) Refer to specifications for all work 3) Overhead Doors (Division 8) A. Install (2) new garage door a) Remove existing overhead door and associated hardware including tracks b) Remove degraded steel plate and install new header as needed, rap with aluminum coil stock c) Provide and install new Clopay Overhead Door (verify dimensions) i) 3 layer construction white garage door, 18.4 R-Value ii) Raised panel, windows on 3 rd row up iii) Door installation to include new tracks, springs and mounting hardware d) Replace jambs and trim with composite jambs and trim e) Install head flashing f) Install continuous weather-stripping at perimeter of door g) Provide continuous caulk at all edges. h) Provide and install new Lift Master Motor Operators i) Premium series Model 3265 ii) 1/2 hp chain drive i) Refer to specifications for all work j) All work to be performed to code requirements 4) Roofing A. Install new step flashing on roof/dormer wall A wall a) Cut back existing siding to expose side wall underlayment b) Remove asphalt shingle roofing at sidewall exposing underlayment c) Install appropriate ice and water and step flashing at sidewall. d) Replace removed asphalt shingle at this location e) Install trim board at side wall, owner to paint 5) Fascia/Soffit Repair A. Replace Fascia and soffit at "D" side of home. B. Approximately 10' section C. Replace all gutters and leaders removed during the course of this work.
