The Georgia State Financing and Investment Commission (GSFIC), as "Owner", on behalf the Board of Regents ("Using Agency" or ''BOR''), is seeking firms interested in providing building commissioning services for a project known as Project No. J-409 Pafford Building Renovation at University of West Georgia. This renovation project is intended to address an optimal combination of capital renewal and deferred maintenance needs (e.g., building envelope, MEP systems, interior finishes, vertical conveyance, and life safety) identified in a 2016 Facility Condition Assessment Report. The scope will also include selective space reconfiguration (within the context of a rigid double loaded corridor and heavy CMU interior buildout) to improve the building's functional suitability and effectiveness, as well as the connection of MEP systems to a new district chilled water plant currently under construction. The delivery method for this Project will be construction manager at-risk (CM/GC), and, at a minimum, will employ the services of a Design Professional and a Commissioning Agent, in addition to the services of a CM/GC. The preliminary Stated Cost Limitation (SCL) or construction cost of the Project is estimated at $13,500,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances.
