Renovation of a mixed-use development in Park Ridge, Illinois. Completed plans call for the renovation of a theater / auditorium.

https://www.journal-topics.com/articles/dist-207-approves-over-700000-for-maine-west-east-entrance-projects/ Funding was approved to upgrade entrances at Maine East and Maine West high schools at Monday’s (March 4) Dist. 207 Board of Education meeting. Maine West’s athletic entrance and Maine East’s auditorium doors are the latest in need of age-related replacements and renovations, board members were told at their regular monthly meeting. The total cost for both projects, both set for summer, is $788,690 combined. “The director of building and grounds noted that as part of the 2024 summer projects, the Maine West athletic entrance is in need of replacement due to structural degradation,” said board member Teri Collins. Five bids were submitted on Feb. 12. The district recommended contracting with local company D. Kersey for $484,152.00, Collins said. The age of the current Maine West athletic entrance has also compromised the doors’ functionality and energy efficiency. Dist. 207 opened bidding on the project on Jan. 10 with a budget estimate of $535,000.00. Northbrook-based D. Kersey Construction submitted the lowest bid. The entrance replacement does involve card reader and fire alarm programming. “Also identified as part of the summer projects, the Maine East auditorium entrance as a result of age-related conditions,” said Collins. Reed Construction was the recommended contractor for $260,000, plus an alternate bid for sidewalk replacement just outside the entrance for $44,538.00, said Collins. The Maine East auditorium entrance, while smaller than the Maine West athletic entrance, was anticipated to have more complex work due to the nature of the depressed sidewalk squares that connect to the entrance, as well as making fixes to lighting in the canopy. The budget estimate for the entrance door and curtain wall replacement was $282,500 while the one for the sidewalks was $20,000. Collins said that while the addition of one of Reed Construction’s alternative bids of $44,538 puts the contract over budget, it’s necessary given the condition of the commonly used sidewalk, and is better to do it now rather than later. “The footings of that concrete (of the sidewalk) are integrated to the building, so to do that at a later date…you would have to remove the new doors and risk damage,” said Assistant Superintendent of Business Mary Kalou. Specifically, the frost line footing that the doors sit on needs to be replaced along with the sidewalk. These are essential for keeping the door frames from moving during freezing conditions. Unlike the Maine West athletic entrance, the Maine East auditorium entrance doesn’t include fire alarm programming. The board did ask if the canopy would be replaced entirely during the project. While a memo from February’s building and grounds meeting states that Reed Construction is doing light fixture replacement on it for $9,285, Kalou said that she wasn’t entirely sure. “In order to just maintain buildings, we should be spending between $7 to $10 million a year on upkeep. We have lots of rooms, lots of parking lots, lots of mechanical equipment, the list goes on,” said Kalou. _____________________________________________ The competency and responsibility of the Bidders will be considered in making awards.
