Demolition, site work, new construction and renovation of a mixed-use development in Troy, Ohio. Completed plans call for the demolition of a educational facility; for the construction of a 64,957-square-foot educational facility; for the renovation of a 237,430-square-foot educational facility; for site work for a educational facility; 63,162-square-foot educational facility; 63,066-square-foot educational facility; and 87,217-square-foot educational facility.
As of January 23, 2026, construction is underway. Completion expected October 2027. Build one (1) new 64,957 square foot PK-4 (West) Elementary School building to house 554 students. The building is to be constructed on a new school site on McKaig Ave. The building is required to achieve LEED Silver certification at a minimum and the school district has elected NOT to incorporate a storm shelter into the new building design. Total Building Budget Cost: $24,653,746.45 Build one (1) new 63,162 square foot PK-4 (East) Elementary School building to house 536 students. The building is to be constructed on the existing Cookson Elementary school site. The building is required to achieve LEED Silver certification at a minimum and the school district has elected NOT to incorporate a storm shelter into the new building design. Total Building Budget Cost: $23,980,198.40 Build one (1) new 63,066 square foot PK-4 (North) Elementary School building to house 535 students. The building is to be constructed on the existing Hook Elementary school site. The building is required to achieve LEED Silver certification at a minimum and the school district has elected NOT to incorporate a storm shelter into the new building design. Total Building Budget Cost: $23,943,986.41 Build one (1) new 87,217 square foot 5-6 (South) Elementary School building to house 677 students. The building is to be constructed on a new school site on Swailes Road. The building is required to achieve LEED Silver certification at a minimum and the school district has elected NOT to incorporate a storm shelter into the new building design. Total Building Budget Cost: $34,170,271.69 currently houses 1,369 students. Work is planned to be accomplished utilizing a multi-phased renovation operation to allow work to occur in select areas of the facility and relocating the population to other areas of the facility allowing the facility to always remain in operation. Phasing and renovation plans have not been determined and will require extensive coordination and planning with the A/E firm. Questions will be answered and posted to the Opportunities page on the OFCC website. Provide A/E services for the buildings referenced above that are to be delivered via the Construction Manager at Risk and General Contracting delivery methods. Refer to the standard A/E Scope of Services for K-12 School Construction Manager at Risk (form M110-23.K12) and the standard A/E Scope of Services for K-12 General Contracting (form M110-13.K12) on the OFCC website. Upon award of the Agreement, the Architect will commence by developing the Program of Requirements. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Diversity, Growth& Equity (EDGE) Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: Program Verification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.
