Professional engineering svcs incl civil engineering, landscape consulting, programming/master planning, architectural & engineering design/consulting, inspection certification svcs, testing/geotechnical, hazardous materials service, commissioning svcs Bountiful City intends to hire a qualified architectural firm to conduct an evaluation and provide a preliminary design for a remodel of an existing small commercial space (2,278 sqft main floor, 1800 sqft basement) from a retail space to a restaurant. The City proposes to conduct a two-phase evaluation of the building and building site: Phase One: Evaluate the existing building with the goal of remodeling it into a restaurant. Phase two will evaluate the site for removal of the existing building and construction of a new structure which would accommodate a restaurant facility. The building is located at 135 South Main Street in Bountiful, Utah. The site was most recently used as a retail athletic shoe sales business for approximately 44 years. Bountiful City intends to convert the building into a shell suitable for lease or sale as a restaurant to bolster economic activity and growth on its historic Main Street. The existing building shares a continuous store front with the existing structures to the north and to the south. This work associated with this contract will be divided into two phases: Phase One: Phase One will evaluate the suitability of the existing building for conversion to a shell ready for tenant improvements for use as a restaurant with both indoor and outdoor seating. The evaluation must specifically consider the condition of the plumbing, electrical and mechanical systems, the extent of remedial work to abate hazardous materials, a structural evaluation and the scope of any accessibility and exiting-related improvements that would be a part of a comprehensive remodel project. Based on the outcome of the overall evaluation and a preliminary design concept, a preliminary budget level construction estimate will be prepared. Phase Two: Phase Two tasks will evaluate the site for an alternate scenario which would utilize the site for the construction of a new restaurant building. This evaluation must consider the impacts to adjacent buildings for demolition of the existing building and construction of the new building shell. The scope of evaluation for a proposed new building would include new systems for plumbing, electrical and mechanical equipment, programming allocations for kitchen, dining, storage, restroom, accessibility and exiting considerations. A budget level construction estimate will be prepared. The City will evaluate proposals on the basis of qualifications, experience and proposed fee. Qualified applicants will demonstrate prior experience on similar projects. Following the proposal evaluation, the City may select up to 3 applicants to interview. The City reserves the right to select a qualified Applicant by limiting the number of applicants to be interviewed or waiving the interview portion of the evaluation process in its entirety. Upon a recommendation from the selection committee, the City Council will approve final selection and award the contract for architectural services at its regular meeting on February 27, 2024.
