Architectural and Engineering Services for the Old Hot Springs North Annex Tenant and Site Improvements as part of the Construction Manager at Risk Program The Department Proposes a Request for Architectural Consultation and Design Services for Administrative, Site Infrastructural, and Property/tenant Improvements to Enable the Existing Old Hot Springs North Annex Compound to Receive and Comfortably Support Inbound Staff and Accommodate Estimated Growth in Department Population Over the Next Ten (10) Years. The Condensed Anticipated Scope Includes: Repurposing and Build-out of Existing Second Story Office Space; Renovation of Existing front-half Office Space in Kind With Proposed New Construction; Addition of an Elevator That Complies With Americans With Disabilities Act (Ada) Requirements; Efficient Rectification and Organization of the Present Storage Shortcomings (Including Any Material Handling Equipment Necessary for Safe Access); Installation of an Efficient and Capable Heating, Ventilation, and Air Conditioning (Hvac) Solution; Upgrades to Existing Sewer Services That Accommodate Projected Demand Requirements; and Resolution to Extensive Site Drainage/landscaping/parking/security Conflicts.
