Renovation of a municipal facility in Cape Coral, Florida. Completed plans call for the renovation of a municipal facility.

Question Deadline 01/29/2024 at 2:00 PM ET Scope of Work: Work Area: The contractor will be allowed to have a dumpster delivered to the front parking lot, during the demolition process. A portion of the parking lot will be reserved for the contractor's daily use (e.g. parking work trucks, trailers) for the duration of this project. Any of the Contractor's tools, materials, or equipment stored on site (inside or outside, and especially overnight/weekends) is at the Contractor's own risk and discretion. Demolition: The contractor shall remove and dispose of all existing restroom fixtures, and partitions, at his expense. The walls are all made out of drywall, and the floor is on a concrete slab. The contractor shall remove and dispose of all floor tile, door thresholds (where warranted), and tile cove base, as well as any wall tile that rises up to approximately 48" above the floor, as it does in two of the restrooms. The existing suspended ceiling grid (in three of the restrooms), acoustical tiles, lighting, alarms, etc. will remain in place. New Tile: The contractor shall install new drywall in all areas where the existing tile on the walls was removed. New 18" x 18" (minimum) square porcelain tile will be installed on the floor, with matching (color) porcelain cove base tiles (approximately 6" high). In all the restrooms, a matching (color) 12" x 12" (minimum) square porcelain tile will be installed on the walls up to a height of approximately 54". The tiles shall all be laid with thin set for porcelain tile, in a standard "straight" or "stack bond" grid pattern. A 3" - 6" tall row of cap tiles (matching the wall tiles) will finish off the wall tiling on select walls of each of the restrooms, approximately 57"- 60" above the floor. Where warranted, a new marble threshold, with a beveled transition shall be provided where the main restroom door meets the existing flooring material outside of the restroom. In some cases a 1/2" max. height threshold (to meet ADA standards) will need to be installed under the restroom entrance doors. The new floor tile shall not present any trip hazards. The contractor shall supply the City's project manager with various (e.g. at least three) beige colored porcelain floor tile samples to choose from, as well as compatible cove base tiles, cap tiles, and logical grout colors to choose from. The grout lines shall be 3/16". The contractor shall also supply the City with one full (unopened) box of tile of each size/kind used on the project for future repair needs, along with location of where it was purchased, product number, distributor, and the dye lot number. Acceptable local tile outlets include PCC Tile, Alpha Tile, Daltile, or approved equivalent. The contractor shall adjust any existing electrical wall outlets to accommodate the new wall tile, especially on walls that don't have existing tile. The contractor will have to provide new wall mounted rubber door stops to protect the drywall and wall tile from the inside handle of the main restroom door, and any stall partition doors that may come in contact with drywall. Drywall Repairs: In select restrooms there are metal or plastic coverings on the wall, protecting areas where plumbing repairs were performed in the past. The contractor will remove and dispose of these panels, then cover the voids with the appropriate drywall, tape, and texture (if not to be covered by tile). Afterwards these areas will be painted or covered with tile as appropriate Locations and Sizes of Drywall Areas to be Repaired (see EXHIBIT B): West Men's Restroom: 12" x 12", 48" x 24", 18" x 9" West Women's Restroom: 48" x 24" East Men's Restroom: 10" x 15" East Women's Restroom: 10" x 14", 7" x 14", 8" x 14", 5" x 5" Unisex Restroom: None Painted Drywall and Doors: All previously painted drywall surfaces (e.g. walls, including closets) shall be painted using Sherwin Williams Pro Industrial Pre-Catalyzed Water based Epoxy Eg-Shel, or approved equivalent. All ceilings shall be painted with Sherwin Williams ProMar 400 Flat Paint Zero VOC (Extra White), or approved equivalent. All metal and wooden painted doors and door frames shall be painted with Sherwin Williams Pro Industrial Multi-Surface Acrylic Semi-Gloss 866-1550 series or approved equivalent. Wood Veneer Doors: The two restrooms on the east side of the building have wood veneer entrance doors, and the men's room also has a wood veneer storage room door. These three doors shall be lightly sanded or scraped, to remove scuff marks and significant scratches, then finished on all sides of the door with two coats of Minwax Helmsman Spar Urethane Semi-Gloss, or approved equivalent.
