Site work and paving for a mixed-use development in Oak Brook, Illinois. Completed plans call for site work for a playground / park / athletic field; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

Any bid which is not accompanied by the required bid security or by any other documents or certifications required by the Bidding Documents, and any bid which is in any way incomplete or irregular, is subject to rejection at the sole discretion of the Owner. The Work of this Project is subject to the Illinois Prevailing Wage Act, 820 ILCS 130/0.01 et seq. A prevailing wage determination has been made by the Illinois Department of Labor for public works projects in DuPage County. Prevailing wage rates will apply to this Project and must be included in the Bid amount. The Contractor selected will also be required to comply with all applicable federal, state and local laws, rules, regulations and executive orders including but not limited to those pertaining to equal employment opportunity. bid proposals must be accompanied by a bid bond or bank cashier's check payable to the Oak Brook Park District for ten percent (10%) of the amount of the bid as provided in the Instructions to Bidders. No proposals or bids will be considered unless accompanied by such bond or check. The Work will include: minor demolition, concrete work, wood construction, finishes, toilet accessories, mechanical modifications, electrical changes, plumbing upgrades, and fire suppression modifications. BASIS OF BIDS: Bids will be a single contract, stipulated sum. TIME OF COMPLETION: The Work will commence on May 1, 2024, and be performed such that the Project will be Substantially Complete The Owner reserves the right to reject any and all bids and to waive any errors, omissions or irregularities in the bids or the bidding procedure when, in the opinion of the Owner, such action will serve its best interests. Description of Work a. The Project consists of the construction of ADA multi-user accessible restroom, and two (2) single user exterior accessible restrooms. 2. Work by Owner a. Items noted NIC (Not in Contract) will be supplied and installed by Owner before Date of Substantial Completion . 3. Owner Occupancy a. Owner intends to continue to not occupy portions of the existing building during the entire construction period. b. Cooperate with Owner to minimize conflict and to facilitate Owner's operations. c. Schedule the Work to accommodate Owner occupancy. 4. Contractor use of Site and Premises a. Arrange use of site and premises to allow: i. Owner occupancy. ii. Use of site and premises by the public. b. Provide access to and from site as required by law and by Owner: i. Emergency Building Exists During Construction: Keep all exits required by code open during construction period; provide temporary signs if exit routes are temporarily altered. The scope of the work is modifying interior space to expand the reception area, reconfigure the entry door sequence and add automatic door openers, convert norther bathroom to two exterior accessed restrooms, and the northern restroom to a multi-sex, multi-user restroom. There is a small addition to get enough fixtures per code. The space will be for all the contractors once construction starts after May 1. The Owner will provide items for contractor install and they will self-perform some work. Anticipated Award Date: February 19, 2024
